i live in punggol

nobody mention about those pesky plane noise?

 

anyway, the condo are overprice

like a forummer here says

its the last chance before economy took a dive

and when u sign on dotted line thats it

 

I just got a bto few half a year ago which is less than 500m away from the Watertown, facing the town park and waterway. High floor unblocked and itz less than 25% of the highest prices quoted for Watertown.

 

Is ponggol a nice place? Yes!

Is the waterway pretty and great? Yes!

Is ponggol the next big thing? Yes!

 

 

Is watertown worth 4X my hdb flat? Hell no!

second that..from punggol to bugis via KPE only takes about 25 mins ( provided no jam).

If take MRT from Punggol to Doby Ghaut, probably ard 30-35 mins via NEL.

 

i have been a westerner for the past 20+ years before moving to NorthEast.

Initially was not satisfied with NorthEast too..but start to change my mind now seeing developments coming up in this area these few years.

THe addition of KPE is really a super BIG bonus to NorthEasterners.

 

MRT to Harbourfront 33 mins to be exact. Doby Ghaut only 23mins, If driving during off peak 15 mins can reach Bugis. the Whole tunnel only takes 7 mins from one end to the other

You r lucky to get a bto, I tikum many time only smell smoke. EC is not worth cos need to hold till about 8yrs from SnP to staying of full 5 yrs then can sell, the 2 bedder already 600k++ coming to 720psf with distance to MRT is like 400-500m.

With COE quota approaching zero growth policy, traffic becomes a zero sum game. Whether kpe is jammed in future depends whether more drivers are relocating to punggol/sengkang, or whether people staying here can outbid people from other parts of the island for COE.

I stay in the west, near clementi and I dont go more than once per year...bt timah traffic is terrible....always jam....pie jam, bt timah jam, holland rd jam, aye jam......only expressway i havent experienced jam before is kpe.....

 

Don't forget, there are 16 ERP gantries along KPE waiting to be turned on.

A matter of time only and my best bet is within the next 5 years, definitely before the next erection.

Plane noise depending on which part you're staying at. Mine is directly parallel to the taking off flight path.

The noise from the F-5s are still bearable, but definitely not the F-15s.

 

As for the condos, I still believed they are overpriced. All thanks to MBT who set a minimum reserved price for each plot of land on sale, thereby artifically setting the price of these units.

I do agree with you, once you signed on the dotted line, that's it. When property prices plunge, the banks will start asking for topping up or recalling part of the loan.

I wonder how much one has to fork out monthly even with a 30 year loan.

using MSCP to prove is quite accurate!

 

ever happened to me, came back once bout 3plus in the morning and there

 

was no lots available, and that was inclusive of washing bay!!! [:(]

The previous peak in 1997

 

Buyers was buying 99LH Regent height in bukit batok at close to 800psf which was a record then....

 

Back in 2005 when i was house hunting ....many units was taken back by banks!!!! and guess what bank was selling???

 

360PSF!!!!

 

 

Mass market at record high PSF....See next recession.

 

That's the time when many of us will come round to scope up the bargain hunt...

yah...nice milky, TEA-O colour waterway...

 

ONLY ONE in singapore....Everyone should abondon east coast park beach and go punggol waterway!!!!
