yup. there wasn't much new units then so i just called an agent to bring me around.

the agent brought me to a corner lot terrace at the golf and it was going at rm660k.

 

the price seem to be escalating every other months... seems like fueled by the property frenzy from sg

so, i held my horses..

 

i don't like to rush my big purchases..my jb colleague also commented hh is now far too expensive.

got time i go check out semis at other developments at around that price...anyway my busy period has just begun to pick up..

 

My advice is if you want to get a place in JB for investment, don't. If you want to get a place for yourselves do so. If your spouse is a malaysian, you get a discount. If your spouse is a malaysian bumiputra, you get alot of discount!

 

If you want to invest, do it at mature states such as Selangor or KL or Penang or Sabah KK/Semporna, for example the place i gotten before top was selling direct from developer for 790k RM in KLCC (Ampang Hilir), immediately after top its calling 1.3 transacted and now its 2.7mil. Good and well known developers only build and develop in certain states and area for a simple reason that it will sell like hot cake. JB is place where people talks more than spending, hope you understand what i mean.

My friend is staying in golf east cluster houses and yes his neighbour drives a lambo and fairlady as told by PaiKia. Some of the guards employed are Gurkhas. And now is a good time to let go of your property in HH as there is a mad rush for houses down there. I agree that the finish is not up to par but the appreciation of the property could offset that. I got a Sg friend who bought a house in Gateway at RM 1 mil 2 years ago and sold it last month for RM1.6 mil to a SG family. But if you want quality homes, then Setia developer will deliver that. My friend who had lived in both Setia built homes and HH vouched that Setia make quality homes. Well for me, I am looking at Setia Eco gardens. could see potential in the place in the upcoming years....

As for guard, they look like banglas to me. Even sounds like banglas. But they dressed professionally thou. Shall go take a spin around HH if i am going this weekend and search for nice lambo car owner. So far the neighbours around mine seems to vacant their house mostly. Guess in same situation as me. Want to rent out scared lousy rental, want sell but nobody wants to buy at the price you've once paid. Ask agent, you get yourselves into hell lots of time wasted at the end also no news. Best leave it there and treat it as a weekend house.

 

I know of a young chap whom once drove his modified wide body fairklady z350 (looks like 370), but he is staying in town. He went there to look for a friend. I know cos we chat awhile about the house and nearby amenities. I also met a whole body tattoo guy whom stays there and drives a X5. Their used to be a scotish family whom rents one of the house there from a SG lady owner for abt 6mth last nov, the rental is 3800rm. All seems to be hungry to sell their place. Seriously if anyone here interested, pm me.

Nvm bro. This debate has lasted longer than my usual patience level. I go once or twice a month only. Yes i know that there are rich chaps there whom can afford 300k rm anytime even 1mil rm just to rebuild, but that defeats the point of contract which was stated clearly before signing the purchase agreements that the basic house comes with flooring, paintings, 65 lighting points/25 13 amp power points, toilet vanity top, etc etc... I was lucky to get only the flooring half done, all my neighbours were given an empty house instead. [laugh]

 

The houses these developers in JB are so different from the ones in KL and penang, the difference is the deliverables mentioned even in black and white..

 

As for robbery, its posted in Sin Chew early Dec 2011.

 

Poor singkie like me cant afford 150k to reno as i got 4 other property in MY to support. [bigcry] I got another friend whom is also I think a poor singkie got 3 houses in HH, 3 in Tanjong Puteri, 1 at seninbong cove and a few small condos in KL and penang whom made a huge complaint abt the deliverables, but also LPPL til now. We are all trying hard to sell away the house without losing much money. If you or your rich friends wants to buy, pm me. Thanks.

 

We poor singkie cant afford nice cars, as for me i am only driving a simple land cruiser and sometimes my sg plated suzuki grand vitara. My friend even worst drives only his camry.

 

From what i heard from my neighbours, alot renting now for 2.5k - 3.5k RM per month only. Few units with great facing got it rented out for 5k RM.

 

I bet you didnt purchase that place from the developer if you are currently staying there.

hmm, i will must likely treat my M'sia Property as holiday home for nw, go in 2-3 times a month, although i have plans to move to M;sia in the near future [:)]

that's what my jb colleague warned me of. hh is now too expensive.

the price has gone beyond most locals can afford. u can only hope to sell to another foreigner.. and the musical chair goes on until the last guy... and good luck to him.

jb is for its close proximity to sg.. and partially to respond to our ministar's call to stay there when we grow old [laugh]

yes, for investments.. sg is still better imo.

Sure or not rm900k.. what house is that? wait i go and see is a inter terrace worth RM 500k only. I dont buy cheap terraces.

 

HH is best for stay if hav money for reno. Its best for investment too. The Sri lankan investment vehicle came in to buy 100+ units @ just RM 200k. When they eventually sold off, their average profit is RM 200,000 per house or about S$8 million in profit in 3 years. Of course, those suckers who bought from them are still living there. Once u stayed in Horizon hills and sleep there, you wont wan to move back to sg

You talk to anyone in HH and u will know the Sri lankan investment group. When they bought 100+ units, HH golf course werent even ready and the sales office is @ Nusa Bestari ( now become baby shop ).

 

It was 4-6 years ago. Yes. HH terraces are selling @ RM 200K + per unit when its first launched. Super early birds discount.

Can never go wrong with setia. Only thing is that they price their property at a premium. Check their background profile online...

TS, now disc offered for soft launch. Nearest mall is Bt Indah with limited variety where grocery is conncerned. Plus limted parking. Roads pretty congested.

 

As for the property, even if you can beef up the security on the hse, you should consider about the maintenance of an eco-friendly estate on a long term basis.

 

Go & check it out for a better understanding.

I just book a unit from SEC, quite ex but base on current prices, most development are about there.

 

The concept is pretty nice except the Maintenance cost is high compare to those typical setup.

No way for me. Unless got armed cisco security guards.. Live rounds loaded at security post. Alternatively build a police station inside with at least 3 police on duty at night. I might consider.
