Mixed property development - utility rates?

Recently there are many mixed development; commercial units downstairs and residential upstairs. Some call this SOHO concept.

 

Now just one question, for those residential units, do they pay commercial utility fees (electricity & water) or normal residential utility fees?

depends on if Units are slated commercial or residential units.

so there is no ambiguity here.

the commercial units pay commercial related fees

the residential pay residential fees

 

SOHO units are classified residential.

SOHO means small office/homeoffice

 

I think you got a bit mixed up in the SOHO concept.

 

A development with commercial downstairs iand residential upstairs is strictly not SOHO.

the SOHO concept is about using residential spaces itself for office/commercial requirements.

in other words, you live work eat sleep within the same unit.

 

if base on your concept misunderstanding, even HDBs since late 70s would already be SOHOs since there are shops at the ground floor of HdBs.

Mixed devt isn't soho. Actualli, "SOHO" technically doesn't exist. It's more of a marketing term coined up by developers. The correct term is Home Office Scheme and any pte residential apartment can be one subject to ura's guidelines: http://edanet.ura.gov.sg/dcd/homeoffice/HO...age/HOindex.jsp

So to answer ur orig question, resi utility rates apply.

Mixed developments is a URA planning term, meaning there are commercial units as well as residential units within the same development.

 

There is no such thing as a unit all is allowed for both commercial and resi usage. Whatever marketing talk is out there.. it's either a resi unit that can be use for limited small scale commercial use, or commercial unit that can also accomodate limited resi use (HDB shophouse)

 

SOHO strictly speaking.. refers to the lifestyle of using commercial space for residential use, ie.. in New York, ppl like to use old warehouse for living. See Para 9a below.

Home Office.. refers to using resi unit for small scale commercial use, like office. Actually there are many benefits to use resi unit as office, SCV is much cheaper, so is utilities acct and parking

Soho means south of houston street, new york city.

 

 

thats a sifferent Soho altogether.

that one is Soho.

 

we are talking about SOHO....
