Odd valuation of HDB in Sengkang

Dear all,

 

I am looking at resale HDB flat in Sengkang where I want to live near to my parents' place.

 

According to a popular classifed web, the valuation for different areas in sengkang is so different.

 

For example

 

Anchorvale; average 450psf

Fernvale; average 430psf

Rivervale; average 380psf

Compassvale; average 390psf

 

My point is Fernvale so far from Sengkang square, yet it is more expensive than compassvale.

 

Ang sengkang expert ?

The flat are newer there...so it does play a part on the valuation price..

okay, my point of views as below,

 

1) fernvale is near to the future aero hub.

 

2) fernvale flats is generally newer than compassvale.

 

i sold my fernvale 5-room flat for near to half a million dollars few months back, crazy prices [;)]

u muz be laughing all the way to the bank..

 

the area will be even hotter in future, coz alot of those workers in the aerospace hub will want to buy a unit near their workplace..

Good for you... at least your fernvale flat pays out a good proportion of your current property..

 

I bought my current HDB flat many years ago directly from HDB.

 

I look at the current resale price, crazy ............!
