Jurong area to offer more retail options

SINGAPORE : The retail scene in the Jurong Gateway area is set to become more vibrant with the addition of Jem, developed by Lend Lease.

 

Many expect its retail traffic to be supported by the heavy concentration of people living and working in the west.

 

Suburban malls have always been a bit dowdy compared to the fancier malls in the city. But with Singapore growing rapidly, the retail landscape is also changing.

 

The Jurong Gateway area will soon be transformed, as it rides on the development of the surrounding Jurong Lake District.

 

Paul Walker, project development director of the Jurong Gateway Project at Lend Lease, said: "With new shopping centres, the amount of new retail space means more competition for retail, and that means suburban malls are the next wave of growth in Singapore."

 

While analysts do not expect rents in suburban malls to grow at rates above city malls, competition for space has seen tenants in city malls venture into the suburban fringes.

 

And Singapore's third largest suburban shopping mall will be in Jurong Gateway.

 

Called Jem, the new mall will open in the second quarter of 2013, with 818,000 square feet of gross floor area, half of which is already leased out to anchor tenants including Cathay Cineplex, Robinsons and NTUC FairPrice.

 

The development will also have an office space tower with 345,000 square feet of gross floor area. The office space has been fully leased by three tenants - the Ministry of National Development, Agri-Food and Veterinary Authority and the Building and Construction Authority.

 

Jem's developer Lend Lease is targeting 20 million visits per year when it opens, tapping on the 20 per cent of Singapore's population residing in that area.

 

Ku Swee Yong, CEO of International Property Advisor, said: "Jurong Gateway is part of the overall redevelopment of the Jurong Lake District and the potential there is pretty good because it is a very comprehensively thought out plan to bring business and finance into Jurong district. Jem itself would have enough components within it; on its own, it can be a destination."

 

Also in the pipeline for Jurong Gateway is another mall jointly developed by CapitaLand and two of its subsidiaries, CapitaMalls Asia and CapitaMall Trust Management.

 

Other malls in the Jurong area include the upcoming Jcube, IMM and Jurong Point.

A huge group of people (MND, BCA, AVA) is going to shift out from CBD to Jurong East! [thumbsup] Drivers from this group of people will benefit from no erp and lower parking fees!

 

I do not know the % of cars from MND, BCA & AVA as compared to the total number of cars going into city centre but it will defintely lead to a decrease no matter how small [thumbsup] Also number of people taking public transport to city centre will be reduced!

 

Those MND, BCA, AVA living in Jurong will rejoice! [bounce1][flowerface]

Any new condo launch nearby? I think worth to buy investment condo nearby.

decentralisation only work effectively provided these companies employ ppl living AROUND the area only.

 

if let say Coy A has a higher proportion of workers living in the east, they would have now utilise a longer portion of PIE to reach their workplace thus creating more jams. I have friend living in TPY but work at changi biz park...do you think that will solve any jam in the morning?

 

If let say most people working in Coy A have to drop off at Tanjong Pagar MRT, and since now the location is at JE, that mean you will see more crowded trains after Tanjong Pagar.

i think naturally people will want to stay somewhere to their convenience...

 

But I think MND should consider some rebate for people who buy flats around these decentralised towns if they work there, just like the "near parents" rebate.

bro..not sure about that. What will happen to the existing building? if there are new tenants, maybe they will reconfigure the office space and have even more workers --> and in the end even more people + cars end up in the CBD! [bigcry]

btw the area issit infront of Jurong MRT? the land construction stop for years liao..

 

 

mean more jam in my area [:(]

 

JE already have one mall coming up in front of the library, then the hospital, the IMM, now this?? that area going to be traffic nightmare <_<

 

and sure increase ERP on AYE which usually escape the increase!

To be honest, I am not sure if this is going to work.

 

Sure, you can build malls there and attract shoppers.....but you can't change the perception of Jurong as an industrial and shipbuilding estate over night.

 

People still prefer to live near city fringe ( Bishan, ToaPayoh, Bukit Timah, Holland, Novena) or in the east, where the air is better, the sea is nicer and the most popular schools are there.

 

Furthermore, the Jurong roads are already heavily populated by trucks and lorries, I hope they have a good road infrastructure when the shopping malls are up.
