Singapore's private properties, even those on 99 years lease, and new ECs are now priced beyond the range of majority of the young couples.

My take is demand for Johor freehold houses from Singapore residents is likely to pick up next year after a lull since 2015.

Previously, PRC home buyer can arbitrage on this purchase.  With ever tightening of FX control, gone case liao.

Some of the home is used as free gif for home purchase in PRC.  With the collapse of home developer since 2019, should be gone case liao.

Lastly, no sure whether this developer still around in China.

Borrow in RM in Malaysia using CNY assets in PRC.

Hmm... if borrowing in MY is not cheaper than borrowing in china against chinese assets, then it doesn't really meet the definition of arbitrage?

The main purpose is to move Asset offshore.  They don't need the loan.

The hotel and golf courses are nice. Food also good. The houses were still u/c early this year
