When deal with a seller agent, how to check trustworthiness?

although my reply here is basically worthless, but truth is ….. LUCK.

friends or relatives recommend one also not 100% trust worthy or reliable.

it will just be your luck when you chance upon a service provider who is having a great run and making money from it and this person will give you good and worthy service.

if you chance upon a person who WAS having a great run but sway sway two weeks ago donated lots of money to MBS, then luck also will run out on you.

My colleague of 3 years recommended me to a used car person whom he used to sell/buy his 3 cars previously … and end up the @$%$%@# con me of nearly $20k !!

How did he con you?

Maybe he saw your colleague was more savvy with the sales and that's why didn't try it on him.

how much is the seller agent commission now? 1% or 2%?

Up to your negotiation skills. There is no fixed percentage.

Selling and buying quite easy thou. But most of the good units are usually not out in public.

Why pay them 3% when there are others who could do the same job for 2%?

I tell them take it or leave as the queue behind is very long

btw i hope modern technology can quickly develop solutions to replace this property agent occupation

😂 😂 😂 😂 😂

we can already buy/sell on our own.  HDB has the website platform for doing so.

All you need is the time to deal with people and processes.

Came here to check what is the usual commissions, from what i read so far it seems to be 1-2%. 3% sounds excessive! maybe the hdb is hard to sell and need more photoshop skill or video marketing ?

There's actually a site that allows buyers to bid for a property.

So all in all, there's no fixed rule on the commission rate. Willing buyer, willing seller, willing agent.

Similar to rental commission, again there are no fixed rules on commission and everything is negotiable depending on the situation. The commissions structure on buying properties is usually even more negotiable as situations tend to be even more unique.
