What’s surprised me that the article says the 12 year old house needs major renovations; 12 years old and need major renovation already ?? ........ Hmmm quality issue or design flaw poor maintenance or what ??

Not your typical run of the mill mass market, at 12.9mil price tag can afford are those UHNWI with high expectation.

After 12 years, probably need a major revamp to 'brand new' again to meet those expectations [;)]

Singapore luxury property developer SC Global Developments, Hong Kong-listed developers and hotel operators New World Development and Far East Consortium won the tender for the 99-year leasehold site with a joint bid of S$410 million in April last year - a bid which set a new record for residential government land sales sites.

 

The 117-metre tall building - at 8 Cuscaden Road in District 10 - will have 192 units, which include one, two and three-bedroom variations. A majority of the units will have private lift lobby access to the apartments.

A brand-new freehold luxury bungalow in the Kheam Hock landed housing estate was sold for $13.28 million ($2,586 psf).

 

The 2½-storey house, which sits on 5,137 sq ft of land, is one of three bungalows along Narooma Road developed by boutique real estate developer Lighthouse Developments.

 

Collectively named Naruma, the three bungalows were designed by Ko Shiou Hee of K2LD Architects.

Each bungalow has over 8,000 sq ft of built-up area and comes with five en suite bedrooms, two kitchens and a lap pool bordered by the living room, and a basement garage that can accommodate four to six cars. Fittings are from brands such as Minotti, Rimadesio and Bulthaup.

 

Lighthouse Developments is holding an open house on July 7.

Singapore was hailed as the second most expensive housing market in the world, with price basis of about $1404 (US$1,036) psf compared to that of Hong Kong where average property costs a whopping $2,833 (US$2,091) psf, according to an earlier report from CBRE.

Expect more HKG migrants in the coming months..

And they won't mind paying prices here, these HKG birds will be even more powerful than the local SG birds..

Their "cheap cheap" cry will drown out the shouts of overpriced apartments by the locals.

Coupled with the money from en bloc sales, the local market may yet find another pair of legs to keep running high..

one salesman told me plenty of small Companies closing shop for the past few months

 

I only believe if I see COE drops to $10k and below for all categories
