For that kind of money, unless one is hard up about new, it’s better value to get a 10 year old condo in the Holland or Queensway area..

unless jams are considered a condo feature 😉

Likely to be small property. Possible to be well designed for retirees / enbloc recipients who wish to live near relatives but also do not want resale HDB. Supposed to have al facilities in one kind of integrated development.

Buy a 10 year old condo still ok. But the price in holland/queensway area not cheap no matter how old the condo is.

Yep, check out Levelz, Sommerville Park etc all close to Farrer MRT, market, and 5 min from town.

A far cry, literally from Seng Kang or Punggol... 

Which will you rather have, a brand new condo (like the 'new' smell') in the middle of nowhere or right smack in CCR... mind you, these condos aren't barebone ones.. these are full facility freehold condos. Real lap pools, gyms, tennis courts and parking for all.

Well, this was pointed out many years ago.

But the foreign participation is very low and will likely remain so. This is because in those places exempt from ABSD, their housing prices in their countries are probably a fifth or a tenth of what we have here. 

If they were really here, they would most likely rent.

Must depends what the buyer wants lo. If the buyer work in Tai Seng area, buy a condo in sengkang/punggol is much better than queenstown area la. Or if the buyer wants to buy for investment or yield higher rental/resale value, then must buy condo in CCR. Lol.

But from farrer rd to town 5 min? Maybe must see which part of town right? If getting to shenton way area, from farrer rd seems not that near also?

People with investor mindset or intentions (only) will aim for established areas as far as possible, even if they choose to live in it.

But there are also owner-occupier mindsets (which seems quite prevalent given the price movements across different areas), and every area in Singapore has a group of followers who prefer to stay in that region, be it due to in-law's place, children's schools, proximity to workplace, near MRT, near certain facilities, or sometimes oddly, just to be away from the hustle and bustle (as ulu as you can imagine).

There is no hard and fast rule for the second group.

I think if want to be away from hustle and bustle, i find condo at loyang besar/pasir ris area not bad.
