so looks like AMK 2000pfs may be the new normal

But likely unit size will have to shrink

AMK centro residence set record 20 years ago at 1100pfs

Still transacting 1400-1500pfs right now with >20 year lease gone

To maintain quantum sweetspot new launch unit size have to keep shrinking

Which comes to next often mentioned - 'go resale better value', not just lower psf also bigger in size

Next, probably another wave enbloc fever if buy momentum persist

Higher land cost = higher sale psf = more expensive to buy in future

Which comes to another often mentioned - 'SG property, good to be in as early as possible'

'Expensive 2day cheap 2moro' ? Time will tell 😉

I checked the Bukit merah BTO site news and balloting numbers. And price.. it’s indeed worrying for future generations but still I also made my first pot of gold from the nearby BtO.. 

si bei heng... I ballot 3 room back then and was 8 times oversubscribed.. the 4 rooms were only 20x but had 300 to 400 units... 

 

All are bee tang back then ..😊

Which is why for SG property, always good to be in as early as possible 

For some BTO is just a 'stepping stone',  though may see good profits when sold but still, if have to buy another at prevailing market rate ;)

The current SERs at Tanglin Halt also bee tang, just think how much paid for a unit back then and now to be given million dollar homes. Huat :D
