$1m for this 50 year old hdb flat? The buyer basically get nothing back after spending the $1m on this house, it is like throwing money into the drain. Furthermore this location is quite bad, not near to MRT and need to take bus out of the estate, and limited buses and long waiting time. If i were to spend $1m to buy such landed hdb flat, i would choose queenstown, at least that location is much ''worth'' spending my $1m, even though also throwing my money into the drain.

Diff strokes diff folks, profile of such buyers likely cash rich, just sold condo/landed pocket few mil profit looking to rightsize hdb, comfort triumph over future profit/value, you think they care if near or need to take bus/mrt meh? 😛

True, diff strokes diff folks. These people should have millions and millions of cash in their bank, so they throw away $1m to buy a 50 year old plus HDB is ok. 😂

Ya lo, worth the money la, to enjoy the lifestyle they want. I also would not mind to spend such money if i have few millions buck in my bank.

Their only bet left for the balance years is SERs, many things can change in the next 50yrs, slightly higher chance as this is low rise, as well as those 4 storey walk up Tiong Bahru, still can't profit though, at most hope to recover costs with new 99bto.

For Helios, buyers probably bought at an unrealistic high previously, thats why  so may losses

For rivergate most early buyers  bought 1400-1600pfs, so not surprising everyone will profit when they cash out now
