Was happen in late 2005 when interest below 1% then by somewhere in 2006 it hit 4%+.......

For those with concern simple solution just go for current fixed rate (below 2%) for peace of mind. 

After that even if FED up rate 10 times also no issue, dun say 2.5/3%, wanna smell 2% also difficult 😛

 

TDSR at 3.5% and even if at that, interest rates are still super duper cheap as compared to yesteryears 😉

Younger folks may use this as a stepping stone upgrade to condo/landed continue ride the property wealth train, older folks may opt to sell downsize to smaller homes keep some retirement funds.

Ghost town not for long, this is one big piece of expensive land, whatever gonna be build there future hdb/pte, sure gonna see some sky prices :D

I still don’t understand why tanglin halt is one piece of expensive land? Likewise like the former buona vista swimming pool and the hdb flats that were SERS. I find these two area also not say very city fridge and yet there got SERS? 😂 I think there are more HDB flats which is much more nearer to city area and yet there are not selected for SERS?! 

Although land expensive or not does not always equal if the land near to city area or not la.

the land must also be currently used inefficiently to justify for hdb sers

An educated guess would be to just look at current property prices in that area, dun even need talk pte, surrounded by million dollar hdb(s).

And with the way property prices are trending (up up and away), new units there be it pte/hdb can only be on the market in a decade more or so, what you reckon prices gonna be like in another 10years? Expensive land, sky prices, or otherwise?  😉

Nearer to city hdb(s) dun mean priority be selected for SERs, much higher chance for pte to go enbloc, basically is to maximise the use of land, remove those old and low rise to build more units by go higher. Which is why buyers need to be aware of lease decay when buying these old hdb(s), value to drop to 0 in due time once lease is up.
