Singapore-listed UOL Group and Singapore Land Group (SingLand) announced that the joint venture partners had sold 102 (57%) out of 180 units on the first day of Watten House's private preview on Nov 18. The average price of the freehold condo on Shelford Road in prime district 11 was $3,230 psf.

Units sold included three of eight penthouses in the development, says Anson Lim, UOL general manager (residential marketing). According to Lim, 96% of the 102 buyers were Singaporeans and permanent residents, purchasing for owner occupation and investment.

They say rental slow down but not reduce in rental pricing. The rental pricing now still quite on the high side. For even a 2 rm HDB rental, still need to around $2500 to $3000 siah!

Cos already at new benchmark, rentals may soften but unlikely to reduce by much to previous levels. It's like the COE, may come down from time to time but dun expect it to reach back to the level of yesteryears (50k thereabouts), property prices/rentals likely to stay elevated.

Rather than 80% hike upon renewal, condo rental hike is about 50% or lower.

Overrall, rental is still higher than pre-COVID.  The increase has soften.

What do you expect 2rm HDB rental to be? $1k?

there is no u-turn liao ...

"high" rental gonna stay and set in the "baseline" 

after that ... there is only 1 way to go ... UP !

In coming months, there will be a lot of new condo TOP.

Not sure whether it will u-turn.

Like people say, current coe of $85k few years back can buy 2 B&B cars but now can’t even buy one B&B car.

So last time $2500 to $3000 rental can rent 5 room flat but now can only rent 2 room flat or maybe 3 room flat. 😅
