Err. guys. View is one thing.

But it's also within 1km of Ai Tong and Cat High lah. And properties there, even 99LH condos aren't cheap anyway.

Bishan ... Cheap ... you simply cannot put those 2 words together in the same sentence .... same goes to AMK, TPY, Clementi, etc ... [laugh]

This bishan dbss price is ex due to near to ai tong and cat high still understood. But dont know why the rest also constantly ex?! 😅

Anyway, amk not many bto which is 5 to 10 years old right? Most are still old flats.

AMK got DBSS which is about 9yrs old now..

The AMK DBSS is 500m from AMk MRT behind AMK Town Garden. For such a convenient location, 5-rms there are going for 700k to 900k. Don't hear any record breaking deals from places like AMK DBSS, Simei DBSS, Hougang DBSS, Yishun DBSS etc. 

The DBSS at Toa Payoh, Boon Keng and Bishan on the other hand regularly breach 1 million.

Yes, schools affect property prices quite a bit in Singapore.

It is the convenience and the size of the flat. In the same area, there is no other comparisons.

Plus the DBSS only starts it lease when it has handled over the keys, so after catering for 8 years age, it still have over 90 years left.

This compares with a leasehold condo which is 8 years of age but add on 5 years of construction will have 86 years left already.

Also, if on a high floor, some units get a really nice view.

AMK DBSS consider not far from MRT, but no see $1m deal. Lol. Indeed not all DBSS would break record, always only that few DBSS break $1m deals. There is one DBSS at clementi just MOP, but surprisingly the average price sold there not rocket high.
