I did the reverse... my condo is a small development - only 100 units, bought it when i was in my early 30. really thought that will be my final home since its 3bedder, FH and met all my needs, ... until i met my wife and started a family. She wanted us to combine and get a bigger place which make sense.

No regrets la... there is a garden and pool for the kid to play. Created my own man cave as well... so all good.

But you are absolutely right about the issue on pests... i think i have killed dozens of geckos over the last few months and the occasional toads, plus countless of mozzies. Of cos i have to kiss my early retirement plans goodbye and continue to slog .....

A man-cave is 👍. Every potential home I view, the most important criteria is where to site my sacred man-cave. A very important space for me to house a record collection and audio gear man toys. No woman will understand and tolerate speakers that must be placed in the middle of the room. 🙄  Hence a man cave is essential.

I suspect they actually want to feed the property price up in disguise.

During covid, provide bail out, delay mortgage package (reinforce property baochiak mindset).

Give first-timer more grant to buy resale (give seller more opportunity to price up in view that buyer got grant means more purchasing power)

Up stamp duty (give seller more leeway to increase asking price, pass it on just like the landlord who pass it on to tenants)

Yeah, they doing all the dumb stuff. Its so easy to manage the market and yet they get it wrong every single time.

just up the required DP and loan quantum allowed, instantly take out flippers and slow demand.

But no, they prefer to collect more money, and more money.

Exactly how they could have managed the COE.

Put a loan limit e.g 50% on COE, then no need keep talking PHV bs.

Proportionally, there will be 1.4m FW staying in Timbaktu and 500k 姐姐。

Real residents will increase from 4.8m to 8.1m
