you’ll get a profit if you bought a flat decades back

those who pay sky high prices now want that windfall but they will be disappointed..

The land parcel along Jalan Tembusu is a little interesting....😁

  • No high rise in the immediate surrounding area
  • Shops and restaurants along Tg Katong Rd
  • 15 min walk to  Dakota MRT
  • 10 min walk to future Tg Katong MRT

Clementi Avenue 1, Jalan Tembusu residential sites, Senja Close EC site launched for sale

Three 99-year leasehold residential sites, including one for an executive condominium (EC) in Bukit Panjang, have come up for sale under the Government Land Sales (GLS) programme for the second half of 2022, the Urban Redevelopment Authority announced on Friday.

The three sites – in Clementi Avenue 1, Jalan Tembusu near Tanjong Katong MRT station, and Senja Close in Bukit Panjang – are on the reserve list and will be put up for tender only when a developer has indicated a minimum price which is accepted by the Government. The sites can yield about 1,625 residential units.

ERA Realty Network research head Nicholas Mak noted that there is likely pent-up demand for ECs as a decade has passed since the last EC site in Bukit Panjang – Blossom Residences, which obtained its temporary occupation permit in 2014 – was sold.

The Senja Close site spans an area of 10,159.2 sq m and can yield 300 housing units.

Mr Lee Sze Teck, senior director of research at Huttons Asia, noted that if successfully triggered, the top bid for the Senja Close EC site, near Jelapang LRT station, may be between $600 and $650 per sq ft per plot ratio (psf ppr).

The Jalan Tembusu site has an area of 20,572.1 sq m and can house 825 residential units. The Clementi Avenue 1 plot, at 13,451.1 sq m, can make room for 500 units.

Mr Mak said the Jalan Tembusu site is surrounded by upcoming residential launches on previously awarded GLS sites and sites that have been sold en bloc.

Many still have this mindset  today lei . Buy at 1.5m and expect to sell at 3m later so all cheong to buy 😂 

So even bto price at 700k still buy because expect value  to appreciate up  to  1.4m, bao jiak 😂

Don't sell still can take a reverse mortgage to feed himself and when time's up, sell off to repay the bank and any balance can still be passed on to his descendents.

Then after selling BTO at $1.5mil, they realise that the condo they require is $3mil.  Muayhahahaha. 
end up with a bigger loan of 1.5mil at age 40+  after working a good 15yrs and paying up the BTO.  
 

in the end, either move out of Singapore or?

forever debt ridden, cant retire also, by 65 pass the remaining loan to children.  
whole life slogged away …..hee hee hee

or managed to pay off everything but got no cash at 70 yrs old.   sell condo for $5mil to cash out and buy $2mil HDB. 😂😄😁🤣

but one leg and one arm plus ass already in the coffin…….wahahahaha.  Come i clap for you.

Yup. If cannot afford it just means that. What’s the point of slaving for the loan.

They dont realise that while the property price doubled, they have already paid 2 times the price due to 25 ys of interest….muayhahahahaha
