This particular area, if the landlord so calculative, he could have rented it out to a massage lady [laugh] Many massage shops situated nearby, confirm can get such tenant. Massage lady works morning till late night, 12 hours a day outside. Two days off per month only, and then also they will want to go out and not stay in the room.

Confirm the landlord will save on utilities bill.

While I believe such hand written terms and conditions, which are not included in the rental contract, has no legal binding, but it does cause a lot of stress and tension between both parties.

If the landlord is concerned with the increased in utility charges, she could have requested the tenant to pay an additional $30 - $50 fee per month should the tenant be required to work from home, but charging by day and hour is simply too much.

agree with you - cordial communication is key - just show the tenant past months' utility bills and present month's bill - see the increase and ask for contribution to the increase - i think most reasonable tenants will also not mind, as it is quite a fair request ..

Sekali the existing tenant is a massage lady...now have to wfh...more wear and tear on the doors...😁
