Hi guys, 1. I've no experience in renting a place before. Apart from agents' talks, would like to find out from the gurus here about the do's and don'ts of renting? 2. Is it true that the market norm for rental is at least a year? Can demand to use or don't use landlord furnitures and get them to move out? Can demand landlord not holding any keys and all visitation must have prior arrangement? 3. What are consider as wear and tear items in a rented place? You know lah, those wooden floorings are prone to scratches and things like that? How about faulty air-con, can demand landlord to pay after repair? Can a landlord transfer voting rights to a tenant? gahmen owes my wife and i $550 Might be an honest mistake, so I'll go call them up to check. Basically, we are supposed to get $1.3k combined in GST credit + growth dividend, but we only got $750. recently, we got a flyer in the mail which shows how growth dividend (GD) and GST credit (GC) are allocated. we realised that we are allocated according to our former residences. now, we bought a flat and got married last year. we moved in early sept, and my wife changed her address last year, before we moved to our 3-room flat. i being a lazy bugger, and due to special circumstances, cannot change anyhow at NPP. so i did it this year. if they didn't know that i moved, fair enuff. but they didn't register my wife's new address. how strange, considering that they sent BOTH our GC+GD letter to our current address. btw, we are all allocated GC+GD based on our "Annual value of home as at 31 Dec 2007", according to the official flyer. THis is a caution to all who downgraded to check that they have not been shortchanged. for upgraders, u probably didn't stand to profit. if you did, i'm sure they will claim it back from you in the coming months, so you have been warned

Anyone has done that? Any pros and cons? I personally feel a bit uncomfortable with having a friend as my house agent... as somehow think not too good to have money dealings with close friends. but on the other hand, if i'm going to let some stranger earn my 1% commission, i might as well let my friend earn the 1%? -

I'm curious.. when people rent out their house, they are doing it via an agent or direct? How about the furnishings in the house.. suppose to empty it or let the tenant use (subject to certain agreement right?) If agent, how much usually they will charge, and would they help to take care of the bills/wellbeing of the things inside?

For half the price of a 3-room flat here I can have a nice bungalow or apartment in JB near Jusco Mall. I saw some today and I like what I saw. My relatives over there are encouraging me to do so as they believe the prices will be going up sharply soon. I'm told the crime rate is overhyped by our media to make Sinkapoor look "better" than Malaysia. I am very tempted.

I heard from a friend whose father needs kidney dialysis. It seems that because he stay in condo (ie private), therefore cannot go to NKF for dialysis. So, now LL have to do for dialysis via private clinic. About $2,500 / mth. I am shocked leh... True or now?? Anybody knows?

Today New Paper headlines read : "Booked for parking in front of own house" - Katong man takes fight to court and loses. A private house owner along Marshall Rd received a summon of $50/- for parking right infront of his own house gate. He wrote a letter of appeal to URA thinking that they had made a mistake. URA reject his appeal and followed by 7 letters of appeal to URA. During this time, another summon of $50/- received for same offence of parking infront of his house. So instead of paying for the summons, he decided to take his fight to court. Last Tuesday, the owner lost his cases and was fined $700/- each for the 2 charges for not parking his car in a parking lot. On top of that, the owner chalked up a legal fee of $8000/- and had to take leave to attend the trial. Total cost for all the hassel is about $10,000/- for a $100/- fine. So beware for those who stays in private properties with car pouch inside your house. You have to park your vehicle inside your compound or risk fine from URA. This road (Marshall Road) was gazetted as one of the problem spot for illegal parking and even with the owner vehicle does not cause any obstruction or parking against a double yellow lines, URA can still fine you for illegal parking. With this case won by URA, you can expect them to take this as a preceding cases for future reference. -
Wah just then , 3 teenage girls dropby my house pulling two ice boxes on trolley . They said their dad just pass away and they came all the way from Woodlands . Then offerded to sell me their ice-creams in the ice boxes to rise money , but i politely declined them , cos I am not convinced! Has anyone encountered them b4? We have elderly selling tissues and fake monks asking for donations... WTH! now we have teenagers going house to house to sell icecream?! New ploy by the syndicates?

Just been informed that w.e.f. 1 Jan 2007, there is no left turn from Scott's Road to Shaw House (Lido Car Park) beside Holiday Inn Hotel. It had been turn into a one-way street for vehicles to come out to Scott's Rd. Any bros can confirm this ?

Got to make a trip down to Airline house next morning. Would be my first time there so appreciate any help on getting there. I understand I need to exchange for a visitor pass to get inside the restricted premises, is it possible to exchange a car pass as well (to drive and park at Airline house)? Or do I need to park in one of the carparks along Changi Coast road and commute to the building? Thanks in advance.
