my father just passed away earlier this month and the flat is registered under both my parents name. now my mother wants to replace my father's name with my sister's name into the flat ownership. anyone had a similar experience of changing HDB flat ownership ? there will be no contest as i already have my own flat. i was at HDB office the other day and i was told we could do it online ... i read thru the HDB website and fulfil every requirement ... up to the part they say we will need to hire a lawyer ... ?? is the lawyer really a must ? i am also looking into his bank accounts and some bits of shares .... and i also read need lawyer to apply for probate ... all these fees and charges ... for i think less than $10k of monies .... i hope to be able to DIY to cut all these fees.

Hi Guys, I've only owned Asian cars so far and recently feel like getting a conti car. May I know how much more does it cost to maintain a conti car say around the level of Golf GTI, C250 & X3? I'm ok with the purchase price but my friends are warning me that the real costs comes if after buying. Maintenance, parts replacements, repairs and the downtime at workshops; the frequency as well as waiting time for parts. So far I've owned a Corolla, Cefiro, Waja, Cerato, Stream and Wish. Cars never spent more than 1 night at workshops.

Guys, need some advice. Sometime end May i viewed and bought a used car (coe left 1.5yrs at about $27k) from a dealer. Till date in July, ownership has not been completed and i have not paid any installment apart from first installment which i paid together with downpayment when i drove away the car. Brief sequence of events below: 1) Day 1 - View and placed a $500 deposit 2) Day 2 - Sent car to my workshop for checks and negotiated price down further as some repairs needed 3) Day 4/5 - Loan aprroved. Collected car along with a cheque for downpayment and first installment. 4) July - It has been a month plus and dealer kept delaying the transfer of ownership. I have also not received any form of installment advice from approved bank. I have been constantly messaging and calling him but all sort of excuses given and last given yesterday was cash flow problem. What sort of actions can i take at this point of time ? Very stressful :(

Guys, please help advice! I am purchasing a used vehicle from Company A, but on the vehicle log card, the owner of the car is NOT company A but another company. (Let's call it company B) When I ask company A to give me the full UEN of the company that own the car, they refuse to give me. They explain that the reason why the car ownership is company B, is because they not enough cash to purchase the car from the seller previously, so they borrow money from company B. So company B keep the ownership of car to be safe. So should I still purchase this car from company A? Is it safe? Please advice! xoxo

Hi, I need some info from you guys. I am buying a car from a dealer (have already paid down payment last week) So now I can collect the car in a few days time. I am going to give him a cashier order and he will hand over the car. But he said, the ownership can only be transferred a few days later. Is this normal practice?

Hi All, I got a problem, the owner of the van I am driving now had passed away which was my late father. I have checked with LTA, I can still drive as long policy still under the estate of (vehicle' owner) while preparing the documents for transfer. How do I get the letter or any identification of being an estate of the deceased owner for my next insurance renewal? From LTA or a lawyer firm and how much will it cost me? The van left 2 years with no loan and the COE cost my dad $86 for a 10 years renewal in 2017. So even I scrape it, I will get not more than $20 or so. Please advise thanks.

hi guys i would like to transfer my wife's car to me. Car is fully paid up. Insurance and road tax due end of the month. is there a one stop counter at LTA to do this? how long will the transfer take? can we both go down to LTA and get it done in a couple of hours? am I able to pay my road tax and insurance there as well? i dont have a car in my name now. last time i owned a car was two years ago. thanks!

SINGAPORE: Several MPs have raised their concerns in Parliament over the latest changes to car ownership policies. Under the Monetary Authority of Singapore (MAS) car loan curbs, buyers have a maximum of five years to their service car loans. They also have to foot a downpayment of 40 per cent or more for a new vehicle. The changes, they say, not only have an effect on second-hand car dealers but also large families. Mr Pritam Singh, MP for Aljunied GRC, said: "It would be imperative for the government to look at possible tweaks to the system if indeed larger families and families that include disabled singaporeans or elderly parents are genuinely affected, as the effects of the new policy kicks in over next few months. "One specific way could be to raise the LTV ratio for cars back to 70 per cent as it was previously, but only for families with two or more children so as to buttress and incentivise the government's efforts to raise TFR (Total Fertility Rate). Dr Lee Bee Wah, MP for Nee Soon GRC, said: "With regards to the restriction on private car loans, there has been plenty of unhappiness from the grounds, from existing car owners to second-hand car dealers. "Recently, I received a very long email from a resident of mine. He told me that he has been a second-hand car dealer for 17 years. He started off as a salesman after ROD, and he worked his way up and he is currently the CEO. He has 235 cars in hand and 50 staff, and he is crying out for help. He told me he is going to sell his house but he worries he cannot save his business." "As I read his email, my heart beats with his. Again, the change is so drastic and immediate that some second-hand car dealers like my resident will have to fold up their businesses. Is this cut so critical and so market sensitive that the Government cannot give any advance notice?" - CNA -
- Existing owner still cont the bank loan, as too disruptive to do a reloan. This is a transfer to family member thus want to minimise the admin procedures.

Hi All.. May i have some advise on the possible course of action i can take in regards to this! My dad brought a suzuki car about 3-4 months ago from this 2nd hand dealer "friend" at turf city. Here how it goes... my Dad paid for the car in FULL, and after the agreed replacement, maintenance of items are done, car were set to be collected... Lets leave out some hiccups here and there as they were rectify by them. The shocking thing happened today, as i attempted to renew the expiring Road Tax on his behalf, the online renewal just wont get thru. After calling and asking, was shocked that the car was STILL NOT under my dad's name after all these months. Called the dealer, and they say they will "check"... what rubbish? Can any knowledgeable bro or sis advise me what can we do now? thanks!

Been wondering the actual cost of car ownership in Singapore Example Car1 buy $70k sell $36k Car2 buy $70k sell $53k ($36k from Car1 used as down payment) Car3 buy $66k sell $72k ($33k from Car2 used as down payment) Is it right to assume at end of day my actual cost of ownership is $45k for all 3 cars. Not taking interest, opex into the picture. Correct?

Much has been discussed recently about rising COE premiums and the skewed distribution of car ownership per family. It is thought that upper class families, with higher disposable incomes, tend to drive up COE premiums (especially in this period of diminishing COE supply) with their purcases of multiple luxury marques in one household. What is your take on the idea mooted to limit car ownership per family and distributing the ownership capability to lower-income families who may need a car even more?
