**EDIT: the title should read PROPERLY instead of PROPERTY** bros, my gearbox seems to be giving me some problems recently. Whenever I tried to shift to neutral, it does not engage properly and it feels as though the gear was stuck between gear 1 and neutral and i hear knocking sound from gearbox. I had to clutch in again and keep trying for the 2nd time or sometimes 3rd time before my car engage neutral properly. can give me a heads up what's wrong before i send my car to workshop and hold my breath for repair cost? [laugh]

People, Looking at current property prices, will you cash out on your ONLY property to downgrade?? Let's say if one downgrade the property to a small leasehold 99yr condo, one can probably free up a lot of cash (1-2mil?) The point is what to do with the cash. Buy overseas property? London? Singapore is no1 foreign buying of London properties... Australia? I am seriously thinking about this route with the current property prices... Jurong hitting 1700 psf.... Is it a good idea? My previous neighbour sold his place together with me in 2009 and he went rental while I upgraded... needless to say, he is screwed...

So far, every time our neighbor gives us some 'poisonous' air, I notice the western part of Singapore especially Tuas and Jurong kena the most. That is a no brainer given the fact that area is nearest to where the fire is burning. I brought this up because many property investors that I come across seem not to put that into consideration at all. What do you guys think?

How to check how many years left for a leasehold property? In URA website, I can only find properties in the pipeline and property transaction but not the leasehold age.

Hi, I need some honest help from you guys here. If I already found a resale property I like and know the procedure for loan application, should I contact the seller agent directly and negotiate the transaction? Is there any benefit to engage a buyer agent to act on my behalf? Would a seller agent normally prefer to deal with direct buyer or a buyer agent?

hmm... Do you think there is a possiblity that there may be a big commerical pty market crash next yr? Many SME business I know is facing crisis. Given the higher rental cost , operating cost as well as manpower shortage... Do you think there is a likelihood that many small business will fold soon. Causing many commerical properties to be "out of rent".

$1400 psf minimum ... although psf varies by sizes, just a simple straightline computation for easy reference 750sqft = $1.05M 900sqft = $1.26M 1000sqft = $1.4M no $1M don't go to any showroom next year time to whack now ... huat ah!!!

Why oh why do they not understand! I mean the agents, 1.7m means 1.7m, not 1.6, 1.65, 1.68...1.7m.... Is it soooooooo hard to understand?? and agents have the farking audacity to say will drop lower....you think i farking care? I am willing to stay in it...so bugger offf.... Recently there are many mixed development; commercial units downstairs and residential upstairs. Some call this SOHO concept. Now just one question, for those residential units, do they pay commercial utility fees (electricity & water) or normal residential utility fees?
