If I already found a resale property I like and know the procedure for loan application, should I contact the seller agent directly and negotiate the transaction? Is there any benefit to engage a buyer agent to act on my behalf? Would a seller agent normally prefer to deal with direct buyer or a buyer agent?

Woon Even said: "I saw this today at 12.15pm at the exit point of SLE to BKE towards Jurong. "A tree had fallen across the expressway and it hit a car in the process. "I don't think anyone was hurt though. "There was quite a big jam, 2 lanes were unavailable." See lar..... without bicycles no one checks those trees by the road side ....

Tweet Two 2,000-metre (6,500-feet) mountain peaks in eastern Tyrol -- the "Grosse Kinigat" and the "Rosskopf" -- are up for sale for just 121,000 euros ($175,800) for the pair. On its website, Austria's federal real estate company, the Bundesimmobiliengesellschaft or BIG, proudly boasts that the two peaks offer the "most stunning views of the Carnic Alps and are popular destinations for mountain climbers and hikers". Nevertheless, the decision to put them up for sale has angered locals. "It's a mystery to me why they're wanting to sell the peaks right now," the mayor of the tiny village of Kartitsch, Josef Ausserlechner, told the Austrian news agency APA. "In Greece, they're selling off islands. In Austria, it's the mountains," he fumed. Ausserlechner insisted the village of Kartitsch has right of first refusal, but could only afford to pay a symbolic price of "a couple of thousand of euros".   8. Hi, would like to ask for opinion. My current ride is 4yrs old with high loan outstanding. Now because COE is high, my car can sell at a better value so I do not have to top up much. However, I plan to buy a 2 litre, maybe 2008 or 2009 car which hovers ard $70K to $90K. However, the used car prices now are considered high. If in future like 2-3 years down the road, COE comes back to $10K-$20K, my used car will drop significantly as well which back to square one. Now in a dilema. Anyone can advice? I am looking at a Mzada 6 2008 model price $71K or Jetta 2009 1.4TSI at $98K because both installment is almost the same. Any advice? Thanks in advance.
  9. I am amazed there are so many variety of eggs in supermarket. Some claim the eggs to contain Omega 3, some no Cholestrol. Price can be as cheap as $1+ to $2+. Any egg expert can tell me is there really any difference in taste? Normally I brought the cheapest budget brand eggs. To me, eggs are eggs. I wouldnt buy expensive eggs for its omega3 since i am already taking fish oil. to me, its gimmick.

  11. Why Taiwan can protect its people by not selling flats to foreigner we can't? All the taiwan 原住民 who own land or houses are exploit by foreigner who buy their land for cheap till government intervene and passes a law saying that no foreigner are allow to buy those land which they owned. what about us here.   12. Hi all, Let's say if i have 30k on hand now, can i walk into the car mart and buy a car? Means i pay them in full and drive off without any issues? Any hidden charges or admin fees if i do that? I would prefer a small hatchback car that gets me from point A to point B like a Suzuki Swift. Any recommendations? Thanks for advise.

S'porean woman marries dying hubby in hospital Tuesday, Jun 19, 2012 The New Paper By Maureen Koh They registered their marriage 13 years ago, but this couple never had the chance to have a traditional wedding. But as the gravely ill man lay in the Intensive Care Unit (ICU) at the National University Hospital (NUH), deejays from Radio 1003, Singapore Press Holding's Chinese language station, swung into action, and made their wish come true two weeks ago. The radio station's programme director Carine Ang said: "It was such a touching moment... everyone present was moved to tears." It started with an SMS sent to the radio station by Madam Chua Mui Mui in April, wishing her husband a happy wedding anniversary. Madam Chua, 37, also revealed that her husband, Mr Tay Guan Yeow, 44, had felt bad all these years for not giving her the wedding of her dreams. After her message was read out on air, listeners called in with offers to help the couple have their wedding pictures taken. At the time, no one knew that the childless couple - who sell roasted meats at an industrial area in the western part of Singapore - were going through a harrowing situation. Mr Tay was suffering from kidney failure. He had been diagnosed just two years after they registered their marriage, in 1999, when she was 24 and he was 31. Battling his illness, they had put off the traditional dinner and wedding photos. Until Madam Chua's heartfelt message to the radio station. Offers of kindness The offers poured in. But the couple initially hesitated. Madam Chua, explains: "We were a little worried, and then because we had delayed responding to the offers, we didn't think more about it." Then, on June 5, Mr Tay's condition worsened and he was rushed to NUH. Doctors told Madam Chua that he might not pull through. It prompted her to send another SMS to the radio station's hotline. In the message, she asked: "If we want to take wedding photos, would it be too late? My husband has just been admitted to ICU." Ms Ang said the minute their duty deejay received the message, everyone was galvanised into action. She says: "Our hearts dropped. We wanted to do something for the couple, especially because we knew that Mr Tay was a loyal 1003 supporter. "We wanted to do whatever we could to make their wish come true." By 8pm, the team, which included deejay Tan Yan Wei and Ms Ang, had secured a rent-free gown from My Wedding Affair and complimentary photography. A nurse helped take Madam Chua's measurements so that they'd get the right gown size, and the team rushed down to the hospital. There was hardly a dry eye in the ICU when the bride walked in, resplendent in her gown. As she bent over over her husband, Madam Chua asked him: "Am I pretty? Are you happy?" Tears flowed freely as Mr Tay said yes, and handed a bouquet of flowers to his wife. 'I will live for him' Ms Ang said that those who witnessed the simple ceremony included Mr Tay's family members and Madam Chua's two younger sisters. After the ceremony, the groom told everyone: "I'm sorry that we don't have anything to give you." "But if I am discharged, I will definitely bring snacks and roast meats to the radio station." Madam Chua says she believes her husband, who had his left leg and right toes amputated earlier this year, is hanging on for her. She admits that some friends and family members have asked her why she stayed on with her sick husband, whom they view as a yoke around her neck. She says: "I don't get it, how can he be a burden to me? We exchanged vows and there's this line, 'In sickness and in health'. "How can we forget this line? It's never occurred to me that I should abandon him." In a recording that Mr Tay did for the radio station, he said: "This whole life, I loved only Chua Mei Mei. (There will be) no other choices and no regrets. I will love her forever and ever. "Whether it's in life or in death, I will also miss her. Even though I will leave first, I want her to go on living and carry on with her life." To which, Madam Chua says: "Some people have asked me what are my plans for the future. "I don't know. I've not thought about it. Just as my husband is keeping strong for me, I will do the same for him. "I will live for him."

  16. Dear car owners and potential car owners, Just to share my personal bad experience with all of you. I recently purchased my car from CAR LINK ENTERPRISE C2 located at Turf City. The unit is C2. Upon viewing of the vehicle, the front compartment lock came off at the first instance when I open the compartment. The sales person by the name of ANDY immediately told me they will send it for repair and ensure that the lock is fix upon collection of my vehicle. I took his words since they are doing a business and would not want to tarnish their reputation over a car compartment issue. I paid a deposit and cleared all the paper works and drove off the vehicle. On that very SAME day, while I tried to open the compartment, the locked came off again! I realised that CAR LINK had simply use some glue to stick back the lock and hand the vehicle over to me. I was shocked by their dishonest behaviour and immediately called up Andy to ask him why the device is still not fix. He told me that this is due to wear and tear and is unavoidable! He then refer me to a workshop at woodlands and when the mechanic saw me, he said immediately that if the issue is regarding the COMPARTMENT lock, please don't bother to come because it is BEYOND repair! I ask him how could he say that when Andy the sales person from Car Link Enterprise refer me here. He told me he was the one that service the vehicle and the lock issue is a KNOWN issue all along and there is nothing he can do. I will have to call back ANDY to resolve this because the only way is to REPLACE THE ENTIRE COMPARTMENT WHICH COST $500-600! I was really fuming because I took time off from work and travel to woodlands only to know that is a waste trip and ANDY is simply trying to waste time on the issue! I immediately call him and ask him why a businessman like him with a big shop want to cheat on such issues and his irresponsible words really shock me and I ask him if he is going to be responsible for this issue and he said that he will check with his BOSS and call me back. The call never come from him. I called Andy almost every alternate day and he will always repeat the same words "I NOT SURE, I NEED TO CHECK WITH BOSS. ... BOSS HAS NOT GET BACK TO ME.... It has been more than 2 weeks and he is still using the same delay tactic to shun away my problem. I told him that we are just car buyers and you are opening a business here. This kind of unethical approach is really lousy and dishonest! I told him if he is going to drag this matter, there is nothing I can do except to warn fellow buyers NOT TO FALL INTO THIS TRAP and shun away from CAR LINK. Until now I still have not hear anything from CAR LINK ENTERPRISE C2 on the compensation of my compartment lock. If they decide to play punk and avoid me, there is nothing I can do except to educate and keep fellow buyers aware of their UNETHICAL APPROACH IN DOING BUSINESS. Attached is the shop photo which I personally went down and took. Pls note that this thread is meant to warn and share with fellow buyers not to patronise this dishonest car dealer and I welcome CAR LINK ENTREPRISE to response and challenge my thread if you are gentleman enough although I don't pin any hope.   17. Wondering how many of you buys a car of your wife's choice while you are fully paying for it? Notice that there are quite a fair number of men out there who is led by the nose. Buy new car wife choose options, wife choose colour, model, etc...but she is not paying. When new car is delivered, she wants to ride on it first and the man can't take his mother out for first ride. Night time go out must ask permission.....btw, how these men can protect our country in times of war?
  18. question on pte property buys.. currently have a HDB flat still paying CPF loan, and have stayed more than 5 yrs. if i buy a pte condo now, but with no intention to sell off my HDB flat. Decided to pay the necessary downpayment with a combination of cash and CPF, and pay the remaining 60% via a bank loan. Let's say 4 yrs down the road, i decided to sell my HDB flat, whereby the proceeds will go back to my CPF. At that point of time, will i be able to pay off my bank loan using the CPF proceeds? And if there were to be any unpaid loan balance, i will then pay off with cash or take a new bank loan package? pls advise.

  21. With car prices the way they are in Singapore, purchasing a car here is a big decision that involves a significant amount of money for most people. This applies to sellers as well, and unfortunately, there will be some black sheep out there that would want to maximise their profit using unscrupulous methods. So, in order to prevent yourself from unnecessarily parting away with more than you have planned for, here are some things to look out for when buying a second hand car in Singapore, to avoid getting tricked. Tampering with the odometer An illegal practice in most countries, it is surprising that there are no specific laws guarding against this act of deceit in Singapore. As such, some sellers take advantage of the situation to modify their car's odometer, to make it look younger and less used than it is. While it might seem like a superficial practice to some, the truth is, winding back the clock (as the trick is known) is plain and simply cheating. For the fact that cars have regular servicing intervals, having an odometer that doesn't tally with the actual usage might actually be harmful or even dangerous, as owners end up not giving the car the appropriate care as befits the car's age. While it can be hard for the layman to spot odometer tampering at first glance, there are signs that one can look out for to indicate if such practices are being used. On average, cars in Singapore travel about 20,000km annually. Taking that into account, one can get a rough estimate as to the proper mileage of a car being sold, using the car's age as a multiplier. The condition of the car can also provide a clue. If a car with low mileage looks tatty and worn, then there is cause to raise red flags to question the validity of the claimed mileage. The safest bet is of course to look for a car with all the proper records and documentation such as the mileage and servicing intervals, so that everything about the car, from whether it has been properly maintained, is noted down in black and white. Extra hidden charges Like all major transactions, it is important to know what exactly one is paying for. Therefore, before you sign on the dotted line, make sure that the seller outlines every single charge that goes into the final transacted price. Dealers often add an "Admin Fee" into the transaction, which is often claimed to be for the handling of paperwork such as applying for loans and insurance. While it is a common practice, it is strictly unnecessary, as dealers already make a significant profit from the cars they sell, as well as receiving commissions from bank loans as well as insurance. However, if you feel that the dealer has genuinely assisted you in making the transaction painless and smooth-sailing, with no underhanded tricks, then the admin fee might serve as a sort of goodwill payment as thanks for their services. Gimmicks Only buy a car once you are completely comfortable with the whole experience. Sellers might pressure you into making a quick decision, but always stand firm, and resist from giving in to gimmicks that will compromise your purchase. Some tricks that dealers might foist upon buyers include advertising a car at low prices but only to claim that the advertisement was a mistake when the customer approaches the dealer. There are also dealers who advertise their cars for a low price, but then claim that said car has already been sold when customers approach them. These dealers will then offer a similar car but with a higher sticker price than the advertised vehicle. Always be wary of such tricks being pulled by dishonest dealers. Blank form A recent trend that has been exposed was the signing of blank forms. When applying for a loan through dealers, they might request that you to sign on a blank portion of the hire purchase form. Although this is meant to reduce the trouble for you to have to make several trips to sign papers, it is a potentially risky move. Leaving your signature on a blank piece of paper leaves the dealer to fill in whatever he wants. You might return to find that the loan amount that you had agreed with the dealer has increased due to some "administrative fees". To properly safeguard yourself, never sign any blank forms. It might mean a bit of inconvenience for you to make a couple more trips, but it's better than ending up paying a lot of extra and unneeded expenses. Black and White Finally, the most important and common advice of all. Always have everything declared and written down, in "black and white" as they say. Anything written down is contractually bound under the law, and is final. Be sure to read the fine print of any contract before putting the pen to paper, and clarify any clauses you are unsure about, or any doubts that you might have about the transaction. Make sure you agree to everything before signing off, to avoid incurring future headaches down the road. Cheer!!

  23. Not exactly a loophole. But just wanted to run this idea through your guys to see if it actually works.... Let's say you confirm + double confirm that you'll buy a property within this year. And assuming that you have more than enough cash to cover whatever cash component (stamp, min-sum or whatever they're called) for your property... Do a CPF Cash topup with the extra cash. This should be tax deductable, isn't it? Then just use the same amount of CPF to pay for the rest of the non-cash component of the property. Won't this work? In short. You have 100K cash. Your property requires 50K cash. Put 50K cash into CPF via CPF cash topup. Assuming you made so much that 200K are taxable that year, with the CPF topup, you have only 150K taxable instead. Then you just use the bigger CPF to pay for the rest of the property. You end up with the property and less tax payable. Is this workable?
  24. the creato and forte are much cheaper than vios and altis. moreover the equipment spec list is very impressive compared to the toyotas. why do people still buy vios/altis when the korean brands are offering something better? i would like to see avante and forte overtake the toyotas in terms of sales.
