  7. Just for awareness: My mum found these 2 pieces of metal in the Promfret's stomach, which is to add on to the weight of the fish. This early morning is her 1st time buying from Chinatown, so she didn't know which stall is a 'reputable' one. This seller also one kind, preying on those aunties busy with grocery shopping during this pre-cny period. Hope he doesn't sleep well at night... Lastly, Happy Lunar new year!

  9. I am currently overseas, not earning any income in S'pore. I am self employed. Thinking of buying a resale flat in S'pore with my wife. Plan to pay enough cash upfront such that the remaining loan amount (say about 200-250k) can be covered with what we currently have combined in our cpf accounts, even if there is no further contribution into our cpf accounts in future. Can we get a loan from HDB or a bank in our case, even when we have no income in S'pore? It's our 2nd purchase of a HDB flat. Or would HDB allow us to use up all of our combined CPF + cash outlay to pay for the flat all at once? Appreciate any advice, thanks!
  10. There was apparently a buying frenzy over the weekend of 7 and 8 Jan after COE dipped on 5 Jan bidding. Cycle &Carriage, for example has raised prices of its Kia Cerato Forte by $2K as of 10 Jan. But the salesman told me that he can hold existing prices for me if I commit by this Sun. While in writing, buyers must take at least 50% loan and in-house insurance, I was also told this "can be discussed and they can be flexible." So those keen to commit still have room for negotiation. Probably a good time to commit as prices are expected to rocket once quota is further reduced this year.
  11. 1/3 of private properties bought by foreigners, and out of this, 1/3 is PRC seems harmless on the paper.. but greedy govt and private developers will push for more lands to be freed up to build more condos, so as to earn huge by selling them to the large demands from the foreign buyers until a certain point that our heritage is compromised think of Old School and Bukit Brown (they already said sooner or later it will be cleared for high end residences) in the end, foreigners happy that they have assets in a socially safe and disaster-free country private developers happy that they earn much from the sales SLA and URA happy of the large profits from the lands sold govt happy as revenue surges who are the unhappy ones?

  13. Guys, Anyone done this before? I am thinking of buying a home in JB. Understand that the minimum costs of the house must be $250,000 minimum for a new property. I am thinking of taking a slightly higher loan to cover the deposit. Any property agents have dealings/lobangs up North? Do advise if its possible.. And yes I now JB is not really a safe place to stay but I am buying it as a 2nd property for retirement purposes and keeping it as an asset (freehold)

  15. Hi, What is the worst possibility can happen buying 5-6 years old car like nissan sunny? I mean that something can not/ hard be known during test drive or car inspection? example: 1. is it possible the engine faulty and when do inspection, the experience mechanic not know? so after drive 1-2 months the engine breakdown? or engine hardly to breakdown, only the gear box? or engine = gearbox? 2. is it possible the car body main steel frame crack and when do inspection, the experience mechanic not know? because quite often i saw 4-5 adult squeeze sit on behind seat for sedan like sunny or altis
  16. Now that Thailand has serious flood in many areas, it was reported car manufacturers have newly manufactured cars submerged in floods. So hold back on buying Thai cars. Even if the AD can say the car u getting is not affected by the floods, u will never know. The car may not have flooded, but the dampness and wetness of the flood areas may eat into the car body and interiors. You may see rust and other moulds 6 months later...

  20. hi, i am keen to buy a 2nd car for my wifey for her daily errands and normal usage.. went to test drive Mitsubishi i today and pretty like the feel of the car. though it is just 656cc but then with turbo engine, it got the power of a 1300cc car.. any brudders here own the car or care to share your comments and experience abt the car? it is cute and more of a lady car.. thanks.
  21. hi, seeking some advise on buying a 4 channel amplifier. current set up: front compo speaker: specs as followed: * 6.5" Mid bass Speakers * 180 watts * Injection Polypropylene Woofer Cone * 25mm Aluminum Voice Coil * 10 oz High Performance Ferrite Magnet * Tweeter Speaker with 20mm Silk Dome * Frequency Response: 65-20,000Hz * Sensitivity: 90dB/W/M * Impedance: 4 OHMS * Maximum Power: 500W pioneer active sub. stock rear speaker, 20Watts, max 40w. thinking of investing in a good 4 channel amplifier and a capacitor. what is the watt that i should seek when come to buying an amp. understand most of the speaker operates at 4 ohm, what is the specs that i should look out for? 4 x 200 watts @ 4 ohms? don't think of changing speakers as may consider to upgrade ride in near future. as of now, clarity of sound is poor. gf complains too much background sounds.. bass is good as this is a mid bass speaker plus thanks to pioneer active sub. 2 set of tweeter, reasonable good. music source: mp3. i know the mp3 source is important, generally.. just for her sake since she wanna pool in for the upgrade. please share your views
  22. I just read somewhere someone mentioned that 'some taxi drivers are retired people who just want a car so that they can move around - and driving a taxi is cheaper than buying a car'. Any genius can do a calculation and comment?
  23. When I renewed my policy ard Dec last year, Aviva was the lowest at ~$1060 with 30% ncd, next Directasia and a few standard others. Thus went for the lowest quote. Terminated my policy with them in July with about 7months and 7days of insurance coverage and hence emailed them for a refund. Imagine my disgust when I was told that their refund rate goes like this, as given by them: If you look at their table, so long as you use more then 1 day past a month, they will round it up to the next month. Thus, whether I utilised 7months 1day or 8months, it's considered the same. Is this reasonable? On top of that, they charge me 80% of usage when I had only used 59.7% of the policy term (218/365 days)! As a result, instead of getting back 40% ($424) or slightly less than that (some insurance companies give 100% or 85% of balance prorated), I'll only receive 20% or ~$213. It's my fault that I was ignorant of this but I hope the rest of you will at least know abt this, if you dun alr know, and question the insurance company on their refund policy before committing. I've learnt my lesson and will chk on the next one I buy.

This topic is with regards to the latest hot topic about voiding of insurance claims JUST FOR LAUGHS Now pretend I work for insurance company and I am a top top top top top laywer, I may draft this terms and conditions: After the the accident, the driver may be asked to do a blood test to prove that he is not in a at least 90% state of clear mind due to the food or drink he takes, therefore completely voiding his claims as food like chili and drinks like coffee may cause him to over react and swerve the car or cause him to misjudge a traffic condition. We will get the best scientist to prove it in the laboratory so even our govt also cannot do anything. If the clothing you wear may cause itchiness and redness in the skin althouh only temporarily because those are new clothing, insurance will be void as you may be spending more time scratching than holding on to the steering wheel, therefore causing that accident. if your socks are skin sensitive type, don't worry our scientist will prove it that you may not be stepping fully on the brakes moments before you hit the car in front, therefore we will void your insurance. For women driver, we will check your menstrual cycle to prove that you are having PMS or menstrual cramp and you had not taken sufficient medicine to reduce the symptons, therefre completely voiding your insurance as you are not in the correct state of mind to drive the car. We only insure 99% sane drivers. For drivers above 45, we will try our best to prove that you are sffering from menopause and you had not gone for hormonal treatment, therefore it may affect your mood and judgement on road conditions, therefore we are please to void your policy. However if you wish to have your treatment done by injecting hormone into your body, you can purchase our motor insurance and hormonal restoration treatment in one package. If all the above fails, we will use the last resort, we will check your ancestor history, probably get the warrant to dig up the burried or open up the ash urn to collect samples and hopefully to prove that your family line has a higher tendancy to cause accidents and you have a certain gene defects that may trigger moments before an accident. We will get the best Nobel Prize winners and Scientist to prove it. In this case, your premium should be higher than others. In view of this, you are short changing us by a few percent of your premium. Since premium is not fully paid and you have a pre existing condition, we will void your policy. Since you did not declare whether directly or indirectly about your family history, we reserve the right to prosecute you in any country within the solar system and not restricted to the milky way galaxy, preferrably at the Republic of Avivocity.
