  2. SINGAPORE: DirectAsia, a fast-growing Singapore firm that specialises in selling motor insurance policies online, has been acquired by London-listed insurance group Hiscox for US$55 million. DirectAsia was founded in Singapore in 2010. It launched in Hong Kong in 2012 and Thailand in 2013. Its primary business is motor insurance, with ancillary lines in travel, personal accident, healthcare and life insurance. DirectAsia employs 140 people and had gross written premiums of US$25.3 million last year, Hiscox said in a press statement. "DirectAsia complements our direct-to-consumer businesses in Europe and the US, and in time, we will use it to distribute Hiscox products," Hiscox said. The UK-listed insurance group said it has gotten the Monetary Authority of Singapore's approval for its purchase of DirectAsia. The acquisition is, however, still subject to approval from regulators in Hong Kong, Bermuda, the UK and Thailand. - CNA/nd .......................................................................................................................... Tai Keng Court fetches moer than selling price 23 March 2012 Straits Times THE owners of Tai Keng Court have defied the subdued collective sale market by selling their mixed-use estate for about 25 per cent more than they asked for. They will get $161.1 million for the freehold plot at the junction of Jalan Lokam and Upper Paya Lebar Road, which works out to $1,109 per sq ft (psf) per plot ratio (ppr). Flat owners can expect to receive gross proceeds of about $1.89 million - around 50 per cent more than if they had sold their units individually. Shop owners will reap between $2.19 million and $2.55 million, said marketing agent Jones Lang LaSalle (JLL). The complex has 56 apartments and 24 shops in three blocks. The $161.1 million bid is the highest unit price achieved in at least four collective sales struck this year and largest total quantum. The previous high for the year was the $96.2 million for Seletar Garden. The Straits Times understands that about five bidders took part in the tender, with most offering more than the $130 million asking price. A joint venture between Fragrance Group, with a 60 per cent share, and Aspial Corp topped the tender. Experts said developers lost interest in collective sales on the back of a new rule that requires them to build and sell all units in a project within five years of acquiring the site or pay a 10 per cent additional stamp duty. But the popularity of mixed-use projects such as Bedok Residences, Watertown in Punggol and The Hillier in Upper Bukit Timah that have hit the market recently meant Tai Keng Court stood a good chance of attracting buyer interest. Mr Nicholas Ng, associate director of investments at JLL, noted that the estate also had a freehold tenure, unlike recent mixed-development launches, most of which had 99-year leases. 'Developers are aware of the rarity of such sites. This is especially so as Tai Keng Court, built in the early 1970s, sits on a large freehold site with a commercial component, which has great convenience and frontage, and is long due for redevelopment,' he added. The 103,798 sq ft site is zoned residential and commercial and has a gross plot ratio of up to 1.4. Up to 40 per cent of its potential gross floor area of 145,317 sq ft can be used for commercial space. It can be built up to five storeys.

He's a veteran member of miw... part of the inner-circle... experienced minister (who seemed a good performer except a few flaws plus losing his seat in the last GE), etc. We all know ex-ministers (or senior post holders) will be given 'good' posts in GIC linked businesses after they retire, a typical 'reward system' used by the miw for its members. But GY's case seems to break the 'tradition'..... he joined a foreign group instead of becoming a 'family' member of GIC/Temasek dynasty. What went wrong? Are his views on how singapore should be led/governed so different from the miw's views that the latter TL and 'abandoned' him? or its the other way round: he super TL with miw's refusal to change despite their failed methods which led to him losing his seat during the 2011 GE? Does his departure (from the miw clan) signal the beginning of an 'exodus' of other miws from the party (due to fractions, infighting, etc)? Or is his latest move to a foreign group just a detour / smokescreen leading to something 'drama' eg forming / joining a opp party? Or all is well, nothing to think about, life goes on? miw might have offered him a lucrative post in GIC/temasek etc, but he rejected it? or miw told him "FO, and take care of yourself?"

CNA Local tour group camps out at travel agency over dispute By Zhao Quanyin / Qiuyi Tan | Posted: 10 July 2011 2140 hrs SINGAPORE: A group of tourists were bound for Shanghai but found themselves at the travel agency. The group of ten tourists said they were expecting an agency staff to meet them at the airport, and provide information about their hotel and trip arrangements. However, no one showed up. One of the tourists, Charlotte Lee, said: "The whole team waited for him for about two hours. And then he miraculously picked up our call at around 10:10. His first response was, 'Why aren't you on the plane?' How can we get on the plane when we don't have any details at all? Like, are we going to be stranded in China? I think that was the biggest concern we had." They said they were told to board the plane at 11am and that trip details would be sent to them via SMS. But they decided not to, and came to the travel agency for answers. Police arrived at the scene shortly after noon and asked the group to move their bags away from the agency's front door. The agency then proposed an afternoon flight to Shanghai, which the group did not take up. Jonathan Tan, Manager of SA Tours, said: "We arranged for a staff to be at the airport to assist. He would not affect the trip at all, actually. Because our staff was not there to help, the group totally lost confidence in the company, and abandoned the tour by their own choice." After a five-hour wait outside the agency, the group left. The group said it is planning further action. -CNA/ac

Mixtures of all kinds of cars from JDMs to Exotic cars.. then when i got home.. i got news from my friend whom informed me that 1 of the car overturned along BKE?? Welll.. moral of the story? YES you can escape from the law.. but NO you cant escape from unluckyness. wanna drive like racer pls go to the tracks. the public roads is not meant for you to race
