  3. To the driver of the Black Land Rover Defender driving along Cavanagh Road from Orchard Road towards Bukit Timah Road today around 3.15pm. You think you are very garang? An Estimate driving and obeying the speed limit and you got to overtake it by driving across the double white line onto the opposite lane. Because of the bend ahead you can never see oncoming traffic,and yet you chose this. Had the Estima accelerate you can never go back in time. Lucky for you you barely got back in time to avoid oncoming traffic. I may forgive you if you had turn right on Bukit Timah Road because you maybe rushing to KK Hospital but you turned left. What's the hurry? Cavanagh Road is a short road, how much time can you save? You are even more lucky I don't have a dvr in my car. Maybe the Estima has.

Yesterday, I participated in a small discussion in the "Replying to The Average Singaporean cost of living" where a young lady, fresh out of Uni at age 22, was able to land a job in a bank that paid her at least $90K in the first year, incl bonuses, which allowed her to save $130K in 2 years, that allowed her to plonk down the down payment and costs necessary to purchase a freehold condo for $650K, in april 2009. I shall take her info at face value, that there are jobs out there paying $90K or more to young people without job experience. Of course, I realise that not everybody is cut out for those jobs - perhaps those are high risk high pressure sales jobs that pay high if times are good, but easily retrench if things don't go well. Ok - to start off let me state my interests. I am a humble guy - I am open to learning from anybody who can teach me to be better. Can anyone share their experience or knowledge about these high paying jobs. 1. What are they? 2. What kind of qualifications to apply (eg. field of study - business, finance, engineering, etc? I take it minimum degree holder, better with honors). 3. Does one's age, gender, nationality, race, language or religion matter? Even if I may be too old or unqualified to apply myself, this info may be useful for anyone else to apply for. ================================================

Opposition leader Anwar Ibrahim has organised a string of post-election rallies nationwide demanding election reforms including an overhaul of an Election Commission it considers biased. The next gathering is set for June 22 in Kuala Lumpur, but police have warned they may stop the rally, setting up a potential confrontation.   7. Hi guys, Somehow contemplating getting a brand new Defender by the end of this year. OTR price as for now is 148K. What i heard is 2.88% interest p.a and a maximum of 7 years loan? I calculated with a 20K down payment, monthly is 1.85K....foooo Is it true? If so, any guys out there know where i can get defender for 10 yrs loan? Btw, it needed a company registration. Another question, do you actually need to be employed by the company when you submit the company certificate of registration to the dealer?

Guys, Do the people here know about the Public Consultation on the Land Transport Masterplan? http://talk2lta.lta.gov.sg/ltmp I am thinking for all the TCSS here, shall we have a discussion online in MCF, and agree on some plans and submit a MCF submission to LTA that is signed by all those who participated in the discussion. Reason for this is 1) for all the TCSS here, it will be nice for MCF to do something "useful" 2) If we managed to agree on a set of policies and signed by a significant number of people, it might be more "convincing" 3) the discussion process is probably interesting (to me at least) Just a thought... I might need a moderator to lead this effort if people think it is worth it. What do you guys think?

  16. Madam Tan Ah Lai, 59, claims she slipped as she was walking down a staircase, which was unlit and had sand on it. The self-employed businesswoman sustained multiple bruises to her face and left leg. She also damaged her teeth and suffered depression. According to a report in the Straits Times, developer Keppel Land, however, denies negligence, saying she was at least partly to blame because she could have chosen to use a sloping walkway with handrails. This is believed to be the first case of its kind to reach the courts, and the outcome could have implications on the way developers are expected to look after people who visit their show flats. The accident happened when Madam Tan and her family members visited the show flat at the Lakefront Residences condominium project next to Lakeside MRT station on Nov 10 last year reported the Straits Times. She claimed the only access and exit from the show flat was via a common staircase. She said that this was not lit and there was sand on the steps. She filed court documents claiming she stepped on the sand as she came down the stairs, causing her to fall on her face. Her injuries made her look unsightly and curbed her daily activities, such as exercising, and affected her self-confidence. She attached medical reports and bills to support her claims. Her lawyer, Mr Madan Assomull, alleged in court papers that the developers had failed to protect her from injury, pointing out the staircase should have had handrails or guides. Keppel countered that Madam Tan had the choice of using an alternative sloping walkway with handrails if she had deemed it too dangerous to use the stairs. Its lawyer K. Anparasan said the area was properly lit. He claimed Madam Tan failed to exercise proper care when she used the steps. There was also no need to place any warning boards as the staircase did not constitute an 'unusual danger'.

This is because all land is sold at prices set by the Chief Valuer, and the land sale proceeds go into the reserves. In the latest salvo on the hot-button housing issue, Mr Mah stressed that as the number of new HDB flats is not a small, any lowering of prices will inevitably affect the value of existing HDB flats. Mr Mah was responding to a call from Workers' Party chief Low Thia Khiang who had suggested that if the Government was prepared to collect less money for land sales, the savings could be passed on to first-time home buyers. Speaking to reporters on the sidelines of a ground-breaking ceremony for an upgrading programme for Tampines, which will see a new town hub with facilities such as a sports hall and a new park, Mr Mah said: 'When he says that I'm going to finance this by lowering the value of land, basically what he's doing is taking money from the reserves. 'It is not a matter of left pocket to right pocket, it's a matter of taking, dipping into the reserves.' Mr Mah declined a debate with the National Solitary Party, which has announced it is contesting the GRC. He said there is 'nothing to debate' as his positions on housing and various policies are well known. With the minister at the community event on Saturday morning were newly-introduced People's Action Party (PAP) candidates Heng Swee Keat and Steve Tan.

He maintained that his party's proposal to lower new flat prices would have 'minimal impact' on resale prices. The Hougang MP cited two reasons: The number of new HDB flats is relatively small, and they are subject to a minimum occupancy period of five years before they can be sold on the resale market. 'So, how much can the price of a new flat affect the resale market price, and to the extent that he is saying that it is going to be a big impact? I think he is misleading the public,' said Mr Low, speaking to The Straits Times in an interview. The opposition leader was responding to Mr Mah's criticisms of the WP's manifesto unveiled last Saturday. It proposes to lower new HDB flat prices by pegging them to the median incomes of Singaporeans. Now, it is tied to resale market prices, and then discounted. Mr Mah warned the WP's proposal would lower the value of Singapore's one million homes in what he called an 'asset-devaluation policy', as opposed to the People's Action Party's (PAP) asset- enhancement policy. He explained that the housing markets are interlinked, and so a reduction in new HDB flat prices would have an impact on the resale flat market. The government subsidy on new flats, he added, already adds up to $1 billion yearly, as he criticised the WP for being irresponsible for not saying how it plans to pay for cheaper flats. Mr Mah, whose ministry oversees the Housing Board, said the WP should state if it wants a larger subsidy or government spending to be cut in other areas because 'you can't get something for nothing'. Yesterday, Mr Low fired back, saying it is not a subsidy, but a discount based on market prices, which would fluctuate over time. He also responded to Mr Mah's comments that the HDB already operates at a loss, and so lower prices would further reduce its revenue. Mr Low believes land costs make up the bulk of the board's expenses in building flats. And if that is lowered by the Singapore Land Authority, HDB would not have to suffer such a loss, and the savings could be passed on to first-time home buyers. The key is if the Government is prepared to collect less money from land sales. 'It is a question of taking your money from the left pocket and putting in the right pocket. So, let us know what is the land cost,' he pressed. The money from land sales on long lease is not included as part of the budget for current government spending, but goes into the reserves, he added, citing a previous official reply in Parliament. The WP's proposal, he stressed, is driven by its concern that new public housing could become unaffordable for young Singaporeans. Even though some Singaporeans have benefited from their homes rising in value, he wondered about its sustainability. 'Can the Government tell us how much more you can enhance your asset 20 years down the road? There is always a threshold in terms of property, right?' asked Mr Low. 'Perhaps 20 years down the road, maybe HDB flats will cost you more than $1 million.' He also stressed that asset enhancement is largely meaningful and useful for investment, but not for homes that people live in. He said it means little unless homeowners sell their homes, but that could mean trade-offs, such as downgrading to smaller homes. And if the property bubble bursts, they would be left with negative assets, he said. Mr Low asked: 'Can the PAP Government guarantee us that this will never happen down the road? Can they provide the guarantee?'

  24. Dear all bros/sis I bought a TV, and was given free 1 yr MIO TV. Since i do not have existing SingTel telephone land line, i need to subscribe to one, around $10/per month. I am given a choice to select one of these MIO TV package: - super saver English [do not include US TV pack] - super saver Chinese [do not include US TV pack] - super movie - sports (include football) beside taking the sports, are the other package worth it? I surfed the mio tv website to look at the contents of the other packages... havent have anything interest me.... Hence, like to hear your comments on the MIO TV packages (what are good/bad points for each of the above package) ? thanks in advance!
  25. after owning a car for so many years, i have never driven into boleh land before. looking for some kind souls to teach me the way there. my target is simple..juz wanna learn how to go shopping, buy dvds, makan..etc etc..at a start, i haf a outdated nokia 6110 navigator as my gps..(if tat helps, haha) pls share ur experience, the routes to get there and things to lookout for..thanks!
