  1. Hi guys, I would like to know how to sell a condo by myself without an agent. Basically I bought one unit at a condo launch over the weekend. However, I feel that maybe it wasn't such a wise buy and want to let it go. Of course with the recent govt regulation of stamp fee penalty if selling within 3 years would hurt too. But I don't want to go back to that crappy agent from KF who sold me the condo to flip. Felt that the agent was just full of sales crap which I saw through and I really didn't want to buy. But don't know why parents wanted to buy... So they signed and now they are suffering from buyer's remorse... So anyway, I would let to explore options to sell the property by myself if possible, without an agent. I believe there are some property experts out here. Some pointers would be appreciated. Thanks!
  2. background: i started new work in town and it's more convenient for me to take MRT I currently own a bike and also a Honda fit 08 (bought in 2008 nov, coe was $11k) since I dun drive during weekday, i was wondering if I should sell the car, or to convert to OPC. advise needed here. 1) is it only $100 to convert from normal to OPC? how much to pay for the RED number plate? 2) is it right that the Insurance is only slightly cheaper for OPC? and not like half price? 3) I read that I can get back up to $1100 every half yearly, how is this calculated? cos 20 X $1100 is already 22k in total 4) any complication if I wanna convert back to normal car like in 2 years ? (maybe change of job? or new gf wanna drive to work?) 5) if I wanna sell my car, i only get a few k more than the paper value right? meaning, the buyer will gain since my COE so cheap. thanks for any advise...

  9. Just wondering is it legal to sell petroleum or diesel along road side other than license petrol kiosk? I saw a truck, very frequently will stop by Toa Payoh to refuel a china-made bus. It's not the first time, definitely not going to be the last. His operandi modus is: 1)open his covered truck(his truck is those with covered bed) 2)pull out the nozzle, put into the bus behind it 3)close the fuel lid and put back the nozzle 4)go up his truck and collect money from the bus driver. is there legal issue here?None license truck carrying fuel and sell?

  12. Hi Something like this: Any shop here selling?
  13. Just a thought... been wanting to change my car. Then realised that now is not a good time sell and buy as you can sell high but you buy at a high price too. So i been thinking if it's good to just sell first and then hold out till it's a better time to get back into the car market (don't really need a car at this time). Think the resale value is pretty good now. Can easily get back quite a few thousands more as compared to a few months ago when second hand car market was still down and I cannot sell my car at a good price. Any thoughts? And do pardon me if i have a wrong understanding of the market. haha.
  14. Hi all, With trend of coe up and down, thus make the sell price of any car increase, which mpv car (off peak) in your opinion is good value for long term. some of the candidate: -honda odyssey -nissan elgrand (or presage) -toyota alphard (or previa) -ford galaxy -chrysler grand voyager -mazda 8 thanks for any relpy/ opinion :)
  15. WAHAHAHA.... after two months my old car still stuck in secondhand car mart. Finally got my revenge on reseller! wohoooo car got many defaults so maybe cannot sell.... now he selling at paper value
  16. It's amazing even at lousy times like this, property prices for HDB is still high. Couple of my friends (including me) are thinking of offloading our HDB flats and bunking in with parents. Any experts here can tell when's a good time to sell? I have observed so far that HDB flat prices have mostly been on the rise (hardly drop) over the decades. In other words, even if people were to sell now but prices are still expected to rise in years to come right? I'm not a property guru, but in this case, why are people selling?
  17. I tink I am not suppose to sell anything. I am not a sponsor then how ah? I should just forget it issit cos I dunwan to advertise as a sponsor leh .... If admin tink this is inappropriate then delete this thread ok dun yellow card me just cos you are World Cup fan......
  18. Dear bros, im getting my new 2nd hand car soon and will be swapping over my own set of rims. question is where can I sell the rims that I am swapping out of? its a decent set of taiwanese 17'. Seems that those bigger shops are not keen on buying back rims at any price at all? It seems very wasted cause the rims are in very good condition and I don't have the additional space to store them. Thanks very much for input.
  19. a pay rise never materialized and the car is under utilized currently.. Should I sell to save the 1K per month?

  22. Very well written by Christopher Tan, enjoy reading reading..... http://motoring.asiaone.com/Motoring/Owner...405-208579.html Point. 1 "In the early noughties, the number of COEs released had always been far fewer than actual deregistrations. Then in the last five years, we witnessed an oversupply that caused car premiums to crash." Point 2. "This effect was in play between 1990 and 1999, when the supply formula was based on past deregistrations." Point 3 "In the case of the maiden quota of the new formula, the supply will also be abnormally low because it is based on deregistrations in 2009, a recessionary year which saw the number of cars scrapped or re-exported falling to the lowest level in 10 years."
  23. ok, from this--> http://motoring.asiaone.com/Motoring/Owner...5-208579/3.html wonder how many of you actually falls in either one of the above situation and what decision have you made or going to make?.. my car is 39mths old and i won't change car under such situation (even if the premium didnt sky-rocketed, i dont have plan to change car as well..).. so, my option is #4.... .......
