  1. You can have this bungalow for $68m This five-bedroom good-class bungalow in Ridout Road comes with its own pool and tennis court. Reico Wong Mon, Mar 12, 2012 my paper The record $39-million sale of a Sentosa Cove seafront bungalow to a buyer from India, which made headlines earlier this month, may have raised many eyebrows. But it is far from being the most expensive prestige landed home on the Singapore property market - in terms of absolute price - at the moment. Sources told my paper that one of the priciest residential landed properties up for grabs is a five-bedroom good-class bungalow (GCB) in Ridout Road, off Holland Road. Its owner is asking for $68 million, or about $1,670 psf, for the property, which occupies about 40,000 sq ft of land. The large plot of land, on which two GCBs can be built, is sited on a slope and comes with its own swimming pool and tennis court. It looks set to eclipse last year's top transaction, a 69,546 sq ft bungalow at 23 Yarwood Avenue which was sold for $59.5 million, or $856 psf. The asking price for the Ridout property also rivals the psf price of most of the 57 GCBs sold last year, hovering slightly higher than that of the top-five highest transactions. There are only about 2,400 GCBs in 39 gazetted areas islandwide. GCBs, by definition, span at least 15,000 sq ft of land and have to fall within designated zones to be so classified. Also on the market now is a six-bedroom modern-contemporary-design GCB in Belmont Road - also off Holland Road - which comprises an 11,000 sq ft house and an additional 26,400 sq ft of land. It could go for about $50 million, property agent Savills said. Still, it is areas such as Nassim Road, Chatsworth Park and Cluny Hill which remain the favoured residential addresses of the ultra-rich and famous here. The record psf price for a GCB in mainland Singapore is held by 6 Chatsworth Road, which went for $2,081 psf in July last year. When it comes to such high-end luxury properties, it is the sheer exclusivity of the neighbourhood and the size of the land which the property sits on that draw the high-profile and high-net-worth buyers. Property experts specialising in such prestige homes shared that the built-up area of the house itself usually has limited influence on buyers' decision. This is because the majority of such buyers have almost infinite cash to spare and have no qualms about re-building the house from scratch. The value of the house itself is typically only about 25 to 30 per cent of that of the entire property, with the land being the key price determinant, said Mr Douglas Wong, director of luxury homes at property firm CBRE, who specialises in GCBs. Savills' director of prestige homes, Mr Samuel Eyo, said: "GCBs, as a property type, are in a class by themselves. It's something which tells immediately of the owners' status, and most buyers purchase such properties for their own use." The profile of GCB buyers tends to be highly mixed, even as most of them belong to the top 5 to 10 per cent income brackets in Singapore society. Mr Eyo added that individuals keen on buying a high-end GCB, such as the ones in Ridout Road and Belmont Road, would probably need to have a net worth of at least $500 million. At least nine out of 10 mainland GCB buyers are Singaporeans, since buyers of landed residential properties must be locals or at least permanent residents. On the outlook of this particular housing segment, Mr Wong said GCB prices may ease by between 3 and 5 per cent this year. He added that the number of GCB transactions is likely to slip by 20 to 30 per cent from the 57 deals struck last year. The value of transactions is also likely to fall from last year's $1.16 billion to between $800 million and $900 million this year. Mr Ong Kah Seng, director of R'ST Research, said that the longer-term market outlook remains positive, given that land in Singapore is scarce and GCBs are an exclusive type of housing. "Prices have the potential to rebound from 2013... high-end landed property prices are expected to see at least a 5 per cent rise by 2014," he said.

  6. For more than 5 years car, dealer usually will trade in your ride using the remaining parf value. Heard that there is more than this, that is car body value, dun get conned by these dealers. How do you negotiate with the dealer on this? Or how do we know where to find this info?

  10. Hi, i am in the midst of selling my car to a private buyer. This buyer went to a dealer to assist in taking up loan for my ride, at the same time have to clear my bank loan. I have went to LTA to request for the transfer pin, now this dealer wants me to hand over the pin to them. Should i just pass the PIN to him? He mentioned that he needs to have the PIN so that his finance company will then settle my car loan. I am afraid that if i passed them the PIN, they might just transfer the car under their name and not settle the car loan. Is there such a case where the bank will not allow the transfer of the car ownership if the full settlement is not done?
  11. recently got an eBay email telling free listing so itchy backside try for fun put up an item for sale then paid post office addition money to document that the item had been send buyer claim never receive the item then provide eBay proof of delivery eBay came back as favoring buyer the reason is unless you have tracking number ensuring that the buyer actually received it, you as seller will always loose i asked if register mail can, Ebay said cannot be used as proof if item is a few dollars, then use the tracking number system will cost tens of dollar where got meaning any advice from bros thanks

Did not get it thinking nearby Courts would be cheaper. but to my surprised, Courts was selling Kingston 16G SD card at $59.90/-, they do not have 32G & 64G SD cards..... Thanks for your help.

A five-room HDB flat at Centrale 8 in Tampines has been put on the market for a whopping S$880,000 (around $750 psf), the priciest new public flat to be released for sale under the Design, Build and Sell Scheme (DBSS) so far. This comes amid efforts by National Development Minister Khaw Boon Wan to prevent further increases in the price of public housing by launching up to 25,000 units this year. Measuring between 1,163 sq ft by 1,173 sq ft each, the 178 five-room units at the project cost nearly twice as much as standard flats sold in the recent Build-To-Order (BTO) project in Tampines, where a 1,216 sq ft flat cost up to S$444,000. Mohamed Ismail, chief executive of PropNex, said that though the flats were built by Sim Lian Group under the DBSS, the price tag is still higher than any executive condominium. He admitted that he did a double take when he first heard about the prices. "No doubt it's in Tampines, which is a mature estate with many good things going for it, but it is still extremely high for a public housing flat," he said. Despite the hefty price tag, a report from The Straits Times showed that the developer only paid S$261 psf ppr for the 21,132 sq ft site. "The premium is due to its locale in Tampines Regional Centre with mature amenities such as banks, three shopping malls and the upcoming Integrated Lifestyle Hub," said a spokesman from Sim Lian, explaining the rationale behind the high pricing. PropertyGuru analyst Tejaswi Chunduri said, "According to Sim Lian Group's indicative price range for Centrale 8, the price range for a five-room flat can be anywhere between S$685,000 and S$880,000. The floor area for these flats is in the range of 1163 to 1173 sq ft." She added, "This will likely increase the asking price for newly developed projects as well as for the resale flats in estates island-wide." "It is also within walking distance to the existing Tampines MRT Station and the future downtown line 3 MRT interchange." However, Nicholas Mak, head of research at SLP International, said in an interview with ST that, while the location is good, it does not justify the flats' astronomical price tag. "Another side effect is that it might encourage resale flat sellers in the area to increase their prices, as buyers would not need to wait for their units to be built," he said. Prices of HDB flats have skyrocketed due to limited supply resulting from growing demand fuelled by mass-immigration. However, Khaw noted that "sharp property price increases cannot go on forever."   24. I thought it will be good to start a thread on this given that many car dealers want to charge their so called "football' or 'admin' fee for doing the paperwork. I think it is manageable and would save a couple of hundred bucks if we understand the paperwork trail. I, for one, need such assistance from our bros here. I just managed to sell my vehicle. It is still under Finance. My buyer indicated he is able to pay me in cash. So these are the steps i adopted. 1. Called my finance company to find out the figure/sum for 'Early Settlement'. 2. Asked my buyer to prepare two Cashier's Order (Cash will be too much as it is in excess of 100Ks), one for the outstanding for my Finance and the second will be for the sum of (Sale Price minus outstanding finance). 3. After the above is settled, buyer needs to prepare a cashier's order payable to LTA for Transger Fee. This amount can be gotten from onemotoring.com.sg , 4. With the above done and cleared, both parties proceed to LTA. Prior to that, buyer and seller must fill up Form M01 - application form for Transfer of Vehicle. All NRICs must be brought down. Is that all, may I ask? What if the buyer needs Finance? How is it done? Let's compile the processes.
