  3. Dear all, I am looking at resale HDB flat in Sengkang where I want to live near to my parents' place. According to a popular classifed web, the valuation for different areas in sengkang is so different. For example Anchorvale; average 450psf Fernvale; average 430psf Rivervale; average 380psf Compassvale; average 390psf My point is Fernvale so far from Sengkang square, yet it is more expensive than compassvale. Ang sengkang expert ?

S$200,000 to push sports in the north-east by Patwant Singh 04:47 AM May 23, 2011SINGAPORE - A new fund of S$200,000 was launched yesterday to promote sports culture in the North-East Community Development Council (CDC). Cricket and football will be the first two sports targeted. The programme was launched at an open field at Compassvale, in the company of five Members of Parliament from the area - Teo Ser Luck, Michael Palmer, Dr Janil Puthucheary, Zainal Sapari and Gan Thiam Poh. All tried their hands at cricket, which will make use of the fund by organising coaching clinics for neighbourhood schools. The sport has a considerable following in the area, with the two-year-old Sengkang Cricket league growing in popularity. The competition currently features 12 teams and a base of around 150 players. Yesterday, Teo, the Minister of State for Trade and Industry, and Mayor of North East CDC, said: "Sports is one way to bond our community, and to me it is one of the most effective activities to integrate our citizens together, new or local citizens." Previously the Senior Parliamentary Secretary for the Ministry of Community Development, Youth and Sports, Teo revealed he would maintain his links with the sporting world. "Currently, I will still be leading some of the committees that I have been chairing, like the Olympic Pathway Programme, Youth Sports Development and some of the other smaller projects that I have been doing with sports," he said. "While I can always extend my help when it is needed, I think renewal and succession planning is always good for injecting new ideas and new energy into all these projects nationally."

  6. F YOU park your car at Kopitiam Square in Sengkang, be sure to leave the carpark within an hour. Otherwise, you might find yourself not being able to get out of the carpark - unless you have a Kopitiam card. What's more, you need to buy the card to drive out of the carpark. This unusual parking payment system has been in place at Kopitiam Square - which is next to the Sengkang MRT station and Compass Point Shopping Centre - since it opened in December 2009. The Kopitiam card costs $10, with an initial stored value of $8. Cardholders are entitled to 5 per cent discount at the wet market and 10 per cent off at the food centre. At Kopitiam Square, drivers can enter the carpark with a normal cash card but require a Kopitiam card to tap out if they leave after an hour. There is no charge for the first hour. Kopitiam owns the two-storey building. The carpark is one level above the food centre and wet market. But some patrons, thinking they can use a normal cash card to enter and leave, have been caught unawares, though there is a sign at the entrance of the carpark that says "Kopitiam Card Parking Only".

  8. Good afternoon to all Siss and Bros, Urgently needed to rally in all your helps to see if you can help locate a MISSING Honda Stream which was found stolen from a SengKang MSCP. Last Saturday, while at CSII awaiting to have my car wash, I learned from the boss that there is a Honda Stream being found stolen from one of SengKang MSCP!!!! To make things more scary is that the place where the Stream got stolen is about 200 meter away from my MSCP, whereby my FD1A also got stolen sometime in Oct 2010. But Lucky for me and thanks to the Civic Forum bros, who managed to chanced upon my ride and finally got my car back in one piece. This time round the Stream got stolen in Dec 2010 and by now is already went missing for one month period. I felt sorry for the car owner and could fully understand both her anguish and sadness. Meantime here are the car details. 1) Honda RSZ Stream 2) Black Color 3) Carplate: SjS9478C 4) Last reported Missing location: Blk 122, Rivervale Drive 5) All door columns are stick with CF sticker 6) the original Honda Emblem have been changed to Red coloured Honda Emblem 7) too bad that owner did not take any pictures of her ride when the car got stolen. further details can be found from www.sgstream.org forum So siss and bros, please help and thanks for your precious time and support.   9. my lady and i are very interested in getting a 2 bedroom unit in this project and we are looking for some advice before we commit to it. 807 sq feet, asking price $609,000. PSF works out to be $757 Did a basic search and found that a typical 3 bedroom unit in Park Green (EC) and The Rivervale, just next to it, is asking for average PSF $660. In term of accessibility, its 5 mins walk to Kangkar LRT station, which is 3-4 stops from Sengkang MRT station, and dunnoe how many donkey stops to Raffles Place. Estimated travelling time from Kangkar LRT to Raffles Place MRT takes around 45 mins time. Nearby is the road leading to KPE. I just did a drive from the project to Raffles Place and it takes 20mins to get there. For amenities, there is a mall that is ard 10 mins walk away. Other than that, a few small coffeeshops around the corner. As for school, there is a secondary school just right next to The Rivervale. What attracts the both of us to this EC is due to the belows; 1) as its a EC, it requires only 5% downpayment in cash. We don't have much cash saving on hand due to family committments. 2) Facilities and Land Area. We both like the underground parking (we are very particular for carpark), the swimming pool and huge land area that the project is sitting on. 3) At the back of the EC is the punggol park. There will be nothing that will be coming up to block the view and the wind. As for the side of it, believe it will be another condo coming up. 4) No need to pay resale levy. I am a divorced. I used to own a hdb flat. My lady income have exceeded the incoming ceiling, therefore we have to take bank loan for resale flat. However, we are not a fan of COV. We hate it when the fact is that we have to come up approx 40K cash (assuming 20K COV) for a HDB. 5) We are both suckers for swimming pool, security guards and facilities. And here is the drawbacks; 1) Location again. Not near to MRT. However, the both of us seldom take public transport 2) Resale value. 5 years down the road, if we are going to sell the unit, we do not wish to end up in negative sales. 3) Price. $757 PSF!!! damn, thats is one big stumbling block to me. Pay a bit more, i can get hazel park in bukit panjang, which is 999 leasehold. however, we are short on cash to come up with the 10% cash. Anyone here have viewed the Austville. Can share whats your thoughts? As for others, any advice on whether we should go ahead with the unit. Thanks
  10. Drove passed Sengkang Shell station this morning about 7:45am. Saw a long queue of cars going to the Shell. Did I miss out anything? Pump price drop?

Wow another BTO project launched in Punggol... over the past years n months we have seen countless new residential projects (HDBs, ECs, Condos) launched in Punggol n sengkang..... and there r stil plenty of vacant land in these two areas siting down there, most probably they will turn into residential sites soon........ Traffic situation in Punggol n Sengkang right now is in a near-critical mess..... whether using CTE or KPE, or by upper serangoon, its already very jam during morning peak hrs as pple are going to the city area for work... So can HDB n LTA work together first and solve the current and anticipated future traffic woes, before selling the vacant lands to private developers or HDB itself to build more flats? and in turn create more pple and more cars..... They realy mus start building more roads, or do road widening at KPE like CTE.... dun just solve problem by increasing ERP...... even by increasing ERP oso wont solve the traffic problem.... otherwise, stop building flats in these areas, build more facilities instead...... my fren who live in punngol said he waited for 10 years b4 they finally build a community centre there..... i live in sengkang n is worried for the current jam at KPE (even b4 entering the tunnel)........ the worst is to come in years ahead as more flats are developed.
  12. Anybody saw this mrn accident at KPE (Sengkang toward AYE) between a Black Civic and a motorbike and I think also a pick-up . Saw the rider lying on the road. Hope he is not badly injured.

This happened about 1/2 an hour ago (7.45 pm) at the junction of SengKang East Way and Compassvale Rd. my wife and i just crossed the junction (on foot) and hear a loud horn follow by screeching sound of the tires. i turn back and saw a black Mit EX braking hard trying to avoid a white sunny who is about to turn right. i dont know who has the right of way as this happened just too fast. Black Ex couldnt stop on time, swing towards the pavement where pedestrian usually stand to wait for the traffic and make a turn back to the rd and drive off. i am really impress by the EX driver reflexes how he avoid the sunny, go up the pavement and back on the rd again without hitting anything!! as i dont know how got the right of way at that moment, i shall not comment whether the Mit or the Sunny is right but just imagine if there was a group of pedestrian waiting at pavement, which is potentially me and my wife, i could not be typing this story now. its 7th month. pleaes drive safely. PS: to the Mit driver (if you do visit this forum), your reflexes is really fast as if you rehearse this many times!! very impressive and this is a compliment from me!!

Specifically looking for one based in Sengkang, or if not then not too far off like Hougang area, Punggol, maybe even Pasir Ris....   18. need to drop something at (without parking) riverside point on monday morning rush hours between 8-9am am planning to take this route => TPE - KPE - Nicoll Highway - Middle Road - North Bridge Road - and all the way straight down till Parliament House area and then turn right towards Clarke Quay area and try to find a convenient stop point.. just wondering, by taking this route, i will kena only one ERP gantry along Nicoll Highway right? Would this be the most recommended route with the view of minimising ERP gantries? thanks...

HER sports car crashed through a concrete barrier by the side of the road and went hurtling down a slope for 300 metres. But, fortunately, the 22-year-old female driver, whose name is not known, was unhurt in the accident. This happened last Saturday night at 10.35pm near Blk 413A Fernvale Link in Sengkang. The woman's Volkswagen Eos was badly damaged with the front bumper crumpled, and motor parts strewn all over the ground. The driver, who appeared dazed, told Shin Min Daily News that as she was turning, a taxi had swung by too close to her vehicle. In a moment of panic, she had hit the accelerator instead of the brake . She was later seen frantically making calls on her handphone. The young woman looked shaken as she spoke on her mobile phone and sobbed at intervals. Her friends later arrived and helped her call for a tow truck.
  20. i think i read some similar post before somewhere but couldnt find it...so, bear with me if this is repeating...kekeke... well, i could be posted to jurong for a period of time and knowing traffic is always bad, hope to have some advice for those currently stay at sk/pg and work at jurong so that i could plan my driving route and timing... the place is near to jurong science ctr... 1) considering my working hour start 8:30am, what is the best time to set off from punggol? 2) normally, how long it takes? 1hr? 1.5hr? 3) which route is the "risk" free route, knowing that jam is everywhere, but less likely to have super heavy jam? as far as i know, below are the 2 possible option (any other route to suggest?) -----> TPE-->bke-->kpe-->pie--> jurong -----> TPE-->Sle-->Cte-->pie--> jurong 4) how about going home time? normally, how late will the traffic volume reduce? 6:30pm?? 7:00pm?? 7:30pm?? 8:00pm?? 5pm+ sure start to jam everywhere again if im not wrong..... any other advice...

  23. Hi bro and sis, I've jus made a police report against those idiots that scratch (damage) our cars. If anyone of you had such encounter, please do not hesitate to file a report as the more report it gets, the more they will start working on it. Else, innocent car owner like us will suffer randomly. They told me that they will patrol the area for 2 weeks more freq from 8pm - 7am the next morning. Or if anyone of you guys had notice suspicious people, gif that a ring. I'm doing this just becos i'm one of the victims and this is not the first time i encountered. First time was bonnet suffered several big dents but i choose to ignored till now i got a whole car scratch which will need to respray. Thank you for reading. Would like to hear comments from all.
