Over 900 flats to be built in Sin Ming; first new HDB project in the area in over 30 years SINGAPORE - More than 900 Housing Board flats will be built along Sin Ming Road in Upper Thomson, the first new units to be launched for sale in the area since 1988. The project – slated for completion in the second quarter of 2027 – will offer 984 flats across five residential blocks ranging from 22 to 28 storeys. There will also be a seven-storey carpark, social communal facilities and roof gardens, a signboard at the construction site showed. Photos of the site were posted to social media platform Reddit on Tuesday. When The Straits Times visited the site next to Block 25 Sin Ming Road on Wednesday, construction work was under way. ST understands that the Sin Ming flats will be launched as a Build-to-Order (BTO) project. BTO launches typically occur in February, May, August and November. The Sing Ming project comes under Bishan, and a check on HDB’s website showed that there will be no BTO launches in the area in the upcoming May and August launches. Property analysts said the last HDB blocks completed in Sin Ming were in 1988, when 945 units were built in Sin Ming Avenue. Huttons Asia senior director of research Lee Sze Teck said there could be pent-up demand for BTO flats in the area. He expects the application rate for the Sin Ming project to fall between two and four – referring to the number of applicants vying for each of the units. “It appears that HDB is building BTO flats in mature estates in advance so as to deliver it within a shorter time,” he added. OrangeTee & Tie senior vice-president of research and analytics Christine Sun noted that the site is located near schools such as Catholic High School and Ai Tong School, as well as Bishan-Ang Mo Kio Park, which would contribute to demand. “There is a lack of new flats in the area, and prices of new private homes in nearby districts such as Upper Thomson, Bishan, Ang Mo Kio, Marymount and Lentor are quite high,” she said. The project could have a mix of two-room flexi, three-room and four-room flats, but bigger units like five-room and three-generation flats may not be offered to keep prices affordable, she added. Mr Lee said four-room units at the project could be priced between $525,000 and $650,000, based on resale prices. Other four-room flats in Sin Ming, which are more than 30 years old, have transacted at $600,000 to $750,000. Mogul.sg chief research officer Nicholas Mak said the new estate could include amenities such as retail shops and childcare services, as the former industrial estate currently does not have many existing amenities to serve residents. He added that the project is located near the Upper Thomson and Bishan MRT stations, which will give future residents access to three different lines - the North-South line, Thomson-East Coast line and Circle line.   3. Lol was driving my car to work. Then on the xoressway slip road started hearing this grinding racket. First thought is I got a flat again and the rim is scrapping the floor. Reached work but no flat. Nothing dragging from under carriage. Racket continuous as long as wheels are running. Lol sounds horrible. Gotta go work shop tomorrow.

  5. Promptly replace these parts on your car and you find yourself stranded at the side of the road, waiting for a tow truck to save you! What's the worst thing that can happen to a driver? I would imagine that to be getting stranded at the side of road in the middle of the night, or maybe rushing to the carpark in the morning for an important meeting just to find out that your car wouldn't start. While a car is comprised of countless components, each part plays an important role for the car to work, and these parts do not last forever. Here are 5 crucial parts and how you can find out if they are due for a replacement. As its name suggests, the fuel pump's job is to feed fuel to the engine. In the past, mechanical fuel pumps are used in cars that utilised carburettors. Recent cars which are fuel injected usually have an in-tank mounted electric fuel pump, while direct injected cars have another high-pressure fuel pump located at the engine. Engines combust fuel in order to produce power, and if the fuel pump fails, the supply of fuel will be disrupted, causing you to be stranded at the side of the road. Failing symptoms: Difficulty starting car, loud whirring noise from fuel tank, engine sputtering or hesitation, abnormally poor fuel economy. The alternator perpetually charges your car's battery, as well as provides electricity for the car's operation. Without electricity, a car will not be able to run as the electrical system and components, the spark plugs and fuel pump, all require electricity to work. Hence, when the alternator fails, the battery won't be charged and will eventually go flat. Without electricity, there will not be any spark to ignite the fuel in the engine and your car will not be able to run. The alternator is one of the prime suspects when a car stalls in the middle of the journey and can't be restarted. Failing symptoms: Dim or flickering lights, electrical issues, dead battery, whining noise from alternator, warning light (battery symbol). Most, if not, all cars these days are equipped with an electric starter. The starter cranks the engine, and is the reason you can start your car simply by turning a key, or pressing a button. Hence, a spoilt starter means you won't be able to start your car. For cars with manual transmission, you can still get the car to start by push-starting it. But if you drive an automatic car, like most people these days, you are out of luck, there's no other way to start your car. The silver lining is that such a failure is unlikely to cause you to be stranded as it doesn't have any effect once the car has been started and not turned off. Failing symptoms: Engine won't crank or it makes a clicking and/or grinding noise when you turn the key or push the start button. Ignition coils produce a high-voltage electric pulse to the spark plug, so as to generate a spark to ignite the gasoline mixture in the engine's combustion chamber. This means that if the ignition coil is not working properly, the engine will not be able to combust fuel. This can result in engine misfiring, or totally fail to work in severe cases where all the ignition coils in an engine are faulty. Failing symptoms: Difficulty starting car, engine misfiring, rough idle, engine hesitation, exhaust back-fire, poor fuel economy, poor engine power. Most modern cars are water-cooled, this means that there will be a radiator. The radiator is a water to air heat exchanger. Its job is to cool down the water that courses through the engine and in turn, keep the engine in its cool, operating temperature. If the radiator fails, you will face an overheating issue, which can cause expensive damage to your engine. When you notice a leak in the cooling system of your car that caused it to overheat, it is not advisable to continue your journey, as it might aggravate the damage done to the engine. Failing symptoms: Engine overheating, visible coolant leak, low coolant in radiator and/or expansion tank.   9. So my car is getting on in age and I felt that it's time to get a refresh, and spruce it up in time for Christmas, and welcome the new year.. There are some scratches and battle wounds, but the I've been washing, waxing it and I did the whole PPS / Nano thing when I bought the car. So my first port of call was to polish it at a professional shop, but if there are paint shops which can do a new coat for not much more, then I'll consider that instead or any other options too?   12. Hi all gurus. Summary of my case: Involve in an accident in 2017 and paid up for my own repair first although I am claiming the other party. 2 years on, the Workshop tells me that there is no update on the claim and they will keep my 2k deposit until the other party insurance get back to me. A more detail write-up I was being hit by another car (supposingly rented) in June 2017. So based on my friend's father advise, I went to a Workshop in Woodlands Road to make the claim against the other party. I am pretty inexperience in this area so I just follow the advice by the Workshop Boss. He told me that he is an ex-SPF and Hwa Chong grad or something, and all his friends are lawyer etc. So he knows the stuff and will handle it for me. Long story short, he mentioned that it is a 50-50 case. In fact the chances of me claiming successfully is not high according to him. So he requested that I pay him for my own car damage upfront (about $2k) and if the claim is successful, he will refund me the 2k. In mid 2018, the other party have claimed my insurance. As for my claim against the other party, the workshop mentioned that there is no update. Till date, they are still holding on to my 2k. So I asked the Workshop Boss to email the other party insurance company and get back to me on the status but he refuses and chided me for being ungrateful because he is actually helping me in a 50-50 case. I explained to him that I am asking him to do so only because I am unable to do so. I have tried getting an update from the other party insurance but they ask me to go through my authorised workshop. So my question is Is there any way I can get an update on my claim status against the other party without the Workshop? Is it possible that the Workshop have forgotten to claim the other party it is too late to claim now? Thanks all. I am really at a lost now on what to do because the Workshop refuses to assist me yet the other party insurance request that I follow-up with my authorised workshop directly.

I have a used 2010 Passat CC and thought maybe I should send it for servicing now. How often must the 6 speed DSG gearbox be serviced? Will be good if anyone can share any good parts/brands such as engine oil, filters, etc. for the servicing.

  22. Hi, Im new here and in the world of cars(I passed driving school 3 months ago). I took my granpas Seat Cordoba 1.4 petrol with 75HP. Its first petrol car i have driven and somethings weird. When I press throtle a bit more than usual its like it goes to neutral, rpm is going up but speed is going down and it goes like that for a 2-3 seconds. Why could that be? P.S. Im driving my mothers Corsa c 1.7 DI and fathers Peugeot 406 2.0 HDI and they drive normally. This thing happens only on that seat and only for me.
  23. Teutonic Technologies Allan Wan added 4 new photos. 8 hrs · Hi everybody, I'm known mostly as Allan to my friends or Mr Wan to my students. I'm currently caught in a situation where I need all of your help. My car SGQ8851K grey Toyota Estima was sent to a workshop called Teutonic Technologies back in late Dec 2017 but has gone missing since 24 Jan 2018. The personnel at the workshop can no longer be contacted. I've tried all sorts of mean to get any information including filing through Small Claims Tribunal, filing a police report (attached for reference) and seeking help through LTA. LTA had kindly classified my car as "missing" on 2 Mar 2018, making it illegal to be driven on the road. From the LTA fine I've received in the letterbox, my car was last spotted driving through a ERP gantry (Havelock Road/Clemenceau Ave) on 1 Feb at 8.48am without enough cashcard value (attached for reference) and a further police report was filed. There has been no progress since. Hence, I'd like to appeal to all of you to share this information to all your friends in Facebook.
