If you are living in HDB, you can goto HDB website and see what is the latest traded value for your area. I think that's a good gauge.

u can find property valuers from the list of valuers found on HDB website. They are independent valuers who are recognised by HDB ,and not associated to any property agencies. u just need to pay a flat fee 0f $100-150 for the report. then u can decide whether u wanna to go thru agent or DIY your own sale.

for pte property, i think banks will assign own valuers to assess the value before deciding on the loan amt.
