HDB valuation

This is my first time got no experience selling house.

 

Can someone advice? Before I sell my flat, is it a compulsory for a flat valuation?

 

What will those people see to valuate your house? And any tips that can make them valuate your house higher price......

well, do some spring cleaning of the house is one way...

 

 

Will cleaning really help to valuate more? Some say not really but I also think that help a little too.

Pack your house nicely. They will take some photo for the valuation report. More pleasing to the eyes.

Do take some nice photo of your house and use it for advertisment.

Some photo i saw on the property guru look like kampong house. :D

form my past "experience"; valuation is a must for a sale of a property.

 

the seller will get the valuation done. the buyer will buy the the valuation report from the seller at the end.

 

as for the actual valuation - location, condition, renovation and neighboring prices will play a part.

there are sellers who didnt have the valuation report ready when viewers come in. there are also sellers-buyers that agreed on a nett prices, regardless of valuation. But note that banks will NOT loan more than valuation.

what i mentioned is the normal process ... but as far as the valuation report is concerned, its just a $$ loan tool, so it must be present when finalizing the purchase of the unit - not nec to be there from the start.

 

for me, it was only when i verbally agreed and signed the OTP, that the seller did the valuation report.

Well, look at it this way. Valuation is fixed more or less. So even without valuation report, just nego on cov part.

Valuation more for buyers as they need it to utilize their loans/CPF. Valuers have their own valuation pointers to note and price according to surrounding. You can tell them if your renovation is newly done etc to try to help value higher but no promise.

Thanks!!! I myself renovations do a part of the valuation but heard some saying no matter how much you put on the reno, it doesn't count.

 

Anyway, how long will the valuations valid?
