For example the Heritage East, which is a Conservation Shophouse.

What are the pros and cons?

Will the government forbid you enbloc or certain renovations or require particularly good maintenances?

I believe you might be limited to the amount of structural change you can do to such conservation houses. renovation to the exterior is highly likely a no go. and the interior is rather dependent.

theres a row of shophouses along geylang 24A that's bought over by a developer and the interiors are renovated rather beautifully for residential purposes. you might want to go take a look

Supersonic

Higher maintenance over time and difficult to enbloc?

If it is called Conservation Shophouse, dont think it will get enbloc liao.

No en bloc potential, high maintenance fee. hefty reno cost before you can rent it out.

I tell you whats the biggest issue for me when i was looking to buy one.

The Parking.

Imagine going home and having to drive around looking for parking.

And finding one which is 50m away from your house.

That sucks

The ones with reserved parking are usually above $5mil a pop.
