13177 Supersonic August 21, 2018 Share August 21, 2018 doesnt make sense to peg properties whether public or private, to the initial selling price do you peg your current salary to your 1st pay check? can be done if borrow hdb loan at 2.6%, downpayment is 10% $20k loan is 280k over 10yr is monthly payment $2650 So monthly payment is $2650 so high, no wonder can be done la. There are BTO at $200K-$300K range for 4-room units which can be pay off in 20-30 years if needed to stretch. if the private is going for $1000-$1500 psf, if hdb price at $100 psf then it might open to more abuse. But your salary must be very high in order to afford to pay over $2k for monthly instalment lo. usually they would commit to 10 years from start, almost every couple will take 20-25 years, but soon after 10 years many find they have money in the cpf that allow them to do a lump sum pay off to clear the outstanding. pegasi 4th Gear August 21, 2018 Author Share August 21, 2018 (edited) if you feel $2650 is too high, can opt to stretch the loan tenure to 25yr , hence the monthly payment become half at $1270 however, take note that at 2.6% interest, mean over 25yr interest is $101k vs 10yr which is $38k are you willing to pay additional $63k interest? i'd suggest you use the 63k to fund other pursuits instead of letting bank earn also, if you use CPF to downpay and service loan, these figures are excluding CPF accrued interest 2.5% per yr So monthly payment is $2650 so high, no wonder can be done la. I must say that hdb was never their main problem and can always sorted out one way or another. I see some family keep changing flat after MOP just to encash the profit and use it for something else, buy new car or gamble, soon the profit getting thinner after the cooling measures. i saw some staying in big 5 room flat seeking help and financial assistance but spent on aircon, latest mobile phone and $400 phone bills. Whatever case the flat was never the main problem if they stick to the bto that probably purchase at $100K+. Is it me, or the correct spelling is ageing?
