Must the attractiveness of a property be defined in terms of proximity to the city ? Is that the benchmark ? I rarely go to city, either for business or for pleasure. I don't even have a desk at work and hence I don't see the need to get a place near the city. As long as the place I am looking for offers me convenience in terms of transportation, food and shopping, that's all I need.

 

Not necessary so but can prices in Ponggol rise above those in D9 and D10? You have your answer.

the key word is probably...

 

but i can tell you punggol is definitely further away from town (be it raffles or orchard) as compared to clementi and upper bukit timah....

 

well, maybe when bukit timah is flooded and roads being sealed off, it will be faster la~ haha..

Yeah agree somewhat. That was then. Now got kfc, popeye's, golf place springing up. And yeap, having a car is sort of a must have due to its distance.

 

Anyway i am comparing to where i work at.. And yeap, far is relative to different pple.

 

I stay punggol and work at joo Koon, well weekday travelling takes 50mins to 1hr and actually, its not that bad seriously if you ask me.... [:p]

Ponggol is far from town, just look at a map, beats Jurong and that is about it. It could be well connected with good amenities but Clementi and Bukit Timah will always cost more than Ponggol. I stay in NE and uses KPE to drive to town frequently, it takes more than 30 mins during peak hours, CTE is faster but cost more in ERP.

 

I dislike Ponggol as the estate is designed like Sengkang, in grid and block, it takes ages just to get out of the estate. If you take the train to city center, one advantage is you always get a seat but that is probably not something to celebrate about.

Anyone beo-ing on this upcoming project?

 

Do u think it will be as hot as bedOk residence or compass height?

 

For those experienced folks out there, generally for investment purpose (be it rental or capital gains), will it be generally better to get 2 or 3 bedroom unit?

In my opinion, there are no major institutes of higher learning or big office buildings in that area. So potential tenants would be families. 3 bedrooms suitable for families. 2 bedrooms may be too small for families... more suitable for professionals or students.

Very interested in buying a unit there, been staying in the North, NE area for all my life, non stranger to these areas, my parents stay punggol too. Rather quiet and relaxed place, imo very nice place to have family activities together.

 

BUT 1200psf really out of budget.

It's the jam....and a matter of of adjusting the work timing.

 

Anyway Punggol to Joo Koon still ok, any faster route from pasir ris to tuas?

Bedok residence going at 1350psf, it is also create lots of whoha.

There is no apple to apple comparison, but they have already set a bench mark.

Future pricing look set to stay in these range, and if future development at T.pagar or red hill to take Ion orchard as bench mark they may price them close to 2000psf for integrated development like WT.

i do drive to punggol from time to time.

 

well..ok you win. punggol should be priced at 1.5k psf actually..

 

sell bukit timah and buy punggol! (but need to top up i think)

This is the last chance for developers to catch goondus before price drops.

Price high, if people willing to catch.... Please go ahead.

Where is it? Punggol?? Go catch it ha ha. Next year see if you sell for $1400 psf.

Northeast line cover how many mall? 11?

Punggol marina is nearby n check out the park link land scape.

WT is more of a life style project.

Residence can live there without a car, no need to carry an umbrella too.

It's located between woodland custom n changi airport.

Travel by car during non peak hour to Suntec through KPE is only 25min, 20min to gaylang?

Visit CCK rainforest EC last week, it's really far to city even by car, n they r selling 720psf?

Twin water fall EC may go at 720psf coming Feb?

NE line, Punggol watertown, compass point, NEX, Mustafa, city square mall, Plaza Singapura, Chinatown, Vivo. Which MRT can shop at so many places. One end to another only 33 mins.

Staying in punggol is like staying in JB....so undeveloped and far from everywhere.....

 

selling at 1200psf....

 

At this kind of psf, can go district 11 & district 12 get a feehold unit....

 

Good lucks to those buyers

 

Not sure about the price but for sure Sengkang and Ponggol is so undevelop and ulu :wacko: . Want to find one coffeeshop also difficult. Comparing with Tampines, can get as much as 13 coffeeshops and all within walking distance. [:p]
