Wing Tai: Developers unlikely to drop prices despite virus outbreak

("Developers look at a longer window of five years to build and sell their units. Unless they have shallow pockets, they are not likely to dump stock.")

A Tale of Two Properties: How My Leasehold Property is worth $300k More Than a Friend Who Bought a Freehold Property

Nice little comparison and made some good points

However, robin residence is a low rise condo in that area, is way overpriced compared to condos in the area. The author used a 2 roomer 500 plus squarefeet to calculate, thats not so accurate

DUO residence on retrospect is a better buy as it was not overpriced at launch and plus many of the factors led to good investment profits for those who bought at peak 2013

Just compare to gyndebourne (opposite the road to Robin residence) FH and launched in 2010 with long Que and balloting. probably overpriced at launch 2100-2300pfs, even in 2020, not many able to sell at buy price

Thanks for sharing. In general most would say FH superior due to tenure no lease decay, but its also at a higher cost (psf), less superior location to LH (near to mrt or even integrated - rental factor lower quantum higher yield better location easier to rent/sell)

To me for condo FH/LH not much diff both pro and con diff strokes diff folks. If want FH then go for landed,  in land scarce expensive SG land is precious and FH landed rare. As you mention ... "the best properties are to be kept and never to be sold" 😉 😛
