KARTer 2nd Gear January 1, 2012 Share January 1, 2012 (edited) last time I worked many years with developers, and one of the chiefs was also a MP who rubbed shoulders with fellow developers' top bosses....... he damn one kind.... basically developers are out to squeeze the last dollars from buyers, and care little for the housing needs of the nation. they build to make money (naturally) and thats all to it. Of course every profession / business exists for a reason, it's their choice. We who may be affected can also choose to like or dislike them although they control the market and those who cant wait just have to walk into their showroom to handover hard-earned money to them. I am not familiar with public health issues, most likely he has unfinished business and he should have stayed on to fix them before moving on the MND.... Housing needs to be kept affordable but it isn't at this point in time but does the government wants the market to crash, I don't think so, it would piss off the current owners. But stronger measures will be taken from hereon as KBW has done the unthinkable on the foreigners, it shows that the govt is determined to arrest the issue. Next will be higher stamp duties and perhaps no loan for foreigners and multiple property owners. HDB's COV has come down recently to more reasonable level, so his strategy is probably working albeit slowly, HDB is the key to unlocking this mess created by MBT. Once demand slows for resale HDB, private, with the massive oversupply in a down market, should correct as well. Many are expecting 30%, that day may never come. Ideally moderate price increases (start will some drops, for the sake of first-timer / younger generations etc, and then continue with relatively predictable / moderate increases in general with the gap between peaks and valleys over the long run kept to manageable magnitudes). This is the idea and as said, the challenge is to introduce the appropirate measures to achieve it. Under mbt, he simply let the developers have their days and sat tight / did nothing, making developers very happy and rich at the expense of the first timers / younger generations. Naturally some who have bought their prop at the heights may suffer 'losses' but if they can wait, the 'moderate growth' as mentioned above will give them a chance to breakeven or even make a little over the years to come. For speculatoers: if they cant stomach it, dont play the market... as simple as that... they made the choice, now have to face the music.
