Buying resale flat also not say cheap now, esp if you buy those newer resale flat. If you buy those slighly cheaper resale but old flat, long run might not be good since the flat is lease is decaying.

Really proven all are BS, it is about the price and opportunistic behavior isnt it. 

Totally BS la. They are giving you chance to stay near town location but you youself have to be rich enough to afford them lo. There is no free lunch in this world. And there is no such thing staying near town location and you can get a new flat and cheap price.

How r property prices gonna drop or be cheaper future? Have this feeling just gonna continue rocket up to even higher price levels, like what we are already experiencing now- not just housing, with inflation everything becoming more expensive.

$1m or overly priced resale HDB, if the flat is just MOP, maybe i still can accept. But the thing is those old HDB flats, like more than 40 years still can sell like $450k plus for a 3 room, or $500k to $700k for a bigger flat is totally absurd. Esp when the location is not say very near to town. One good example is Clementi.

I meant buy those already sure SERS. Not cheap but still good/better than waiting for MOP then buy 

Lease will renew in a few years from 99 once SERS is completed.

I doubt we are going to see prices come down much, if any. Bigger units in mature estates will still be desirable and if lease is below 30 years (imo) will still fetch a decent price.

Haha, as mentioned b4 - such buyers most likely cash rich, sold/enbloc their pte pocket few mil profit, just only use part of the profits to buy, so u think they'll bat an eyelid to a 1mil hdb price tag? Maybe they even say its cheap 😛

Even if just MOP type $1mil above hdb also cannot accept :D eg: the recent 1.4mil sold can buy similar size next to mrt though further town older PTE resale, the 40-50yrs type more no need to say, not for me ... diff strokes doff folks 😉

Already mentioned b4? Those potential future 'no 1mil no talk' resales, may go under PLH. Ahgong future plans to have public housing at Paya Lebar airbase, East Coast, Bayshore area etc, if those are along the coastline with seaview facing, u reckon may also come under PLH even not in or near town? And how much those seaview bto prices there gonna be? 

Thats why I've said earlier - future near 'no 1mil no talk' bto prices, not that far-fetched ... possible? 😉

True, if these people are very cash rich and even could afford to buy private. Spend $1m on hdb is really cheap and worth lo, since the flat size is much bigger and better than a private condo. 😂 What for buy a private condo with flat size is small, esp the bedrooms. I would also go for a HDB with super high floor, nice view, big size.

Agree, with current record high property prices, those sold/enbloc already if wanna buy pte again, likely have to pay more to get same size/location etc. So it makes financial sense to get those mil$ hdb - location central, matured estate, full amenities = unbeatable

Example, sold/enbloc at value 3mil, less 1mil hdb balance 2mil for retirement, or can get another 1 or 2 pte again for rental/capital appreciation, continue ride the property huat train ... jiak beh liao 😄
