What is the catch for buying a 3G HDB Flat?

There is always some demand but generally the growing demand is for smaller flats.

Actually study the definitions carefully. 3G is actually 2G, the couple and their parents. Children are listed as occupiers only if there are children. It will not affect their future chances. So technically, 2G really.

The stats will stare you in the eyes in the months upcoming. But by then, it will be a different price game. Have fun then.

The last person who told me he only believes in data has happily bought into Visioncrest and is doing so well now. There is no direct stats but lots of indicator stats (refer to stamp duties for example, rental stats etc) amongst other news you can find online. Just post one article for your education: https://www.99.co/blog/singapore/are-hong-kong-investors-buying-singapore-properties-or-not/

That’s why you should also look at the second question. They would buy resales.
  7. People with investor mindset or intentions (only) will aim for established areas as far as possible, even if they choose to live in it. But there are also owner-occupier mindsets (which seems quite prevalent given the price movements across different areas), and every area in Singapore has a group of followers who prefer to stay in that region, be it due to in-law's place, children's schools, proximity to workplace, near MRT, near certain facilities, or sometimes oddly, just to be away from the hustle and bustle (as ulu as you can imagine). There is no hard and fast rule for the second group.
  8. I do know of such people. Super central property though.
  9. Property got so many different types, commercial, industrial, enbloc purchases etc. URA stats (6%) is only for new home purchases.

If you relocate to a country, won’t you rent first? if you buy, won’t you buy resale instead of new?

These people first buy businesses, assets and commercial properties first. And very high value purchases if they indeed buy residential. Then there is the secondary resale market that is not covered by this set of stats.
  12. Not including those who have MOP eons ago and actually could have upgraded long long ago but chose to wait. The numbers are huge.
  13. Well, this was pointed out many years ago. But the foreign participation is very low and will likely remain so. This is because in those places exempt from ABSD, their housing prices in their countries are probably a fifth or a tenth of what we have here. If they were really here, they would most likely rent.

Still waiting for you to join us after so many years. How long more are you waiting?
  15. Likely to be small property. Possible to be well designed for retirees / enbloc recipients who wish to live near relatives but also do not want resale HDB. Supposed to have al facilities in one kind of integrated development. Case in point: https://www.businesstimes.com.sg/real-estate/space-was-luxury-then-small-is-trend-now-sc-global-changes-tack
