These 2 room flats if buy 99 year lease can sell open market later right? Whereas if u buy shorter leases, it will be returned to HDB and bought back at pro rated prices ie u get back $ only for the unused lease years?

Last time they had 2 sizes 35sqm and 45sqm, not sure if this still applies?

Wondering is the demand high for resale 2 room flat?

Ya I also wonder.

In theory, it's better to get 99 yr lease cos selling in open market gives a possibility of profit/breakeven vs the sure lose short lease which is a de facto rental actually. Having said that, if there is no demand then 99 yr lease may lose money as well.

I just saw that Toa Payoh BTO Feb launch 2 room flats do not have 99 year lease whereas Sembawang BTO has.

Diff mindset, to downsize for own stay rather than to resell for future profit, similiar to those senior flats on 30 years lease.

government’s “policy of encouraging the elderly to downsize after family members move out is actually working”.

Foo See Yin, 78, and Low Choon Moi, 76, sold their four-room unit in Khatib for around $420,000 before relocating into their two-room flexi flat in 2017 because their three children no longer live with them.

“Our previous home was too big for the two of us and we’re already so old, so we decided to buy a smaller home,” said Foo.

2-room Flexi flats come in two sizes - 36 sqm (Type 1) and 45/46 sqm (Type 2).

2-room Flexi flats at Kim Keat Ripples and Toa Payoh Ridge are offered only to seniors (aged 55 and above) on short leases of between 15 and 45 years, in five-year increments.

Singapore properties affected by the novel coronavirus

Here's a list of confirmed cases of the virus at commercial buildings in Singapore: 

Clifford Centre

Circular sent on Feb 7.

The patient, an employee of United Industrial Corp which has an office in the building, was last on the premises on Jan 23. No other employees have  displayed symptoms as at Feb 7. The building has been disinfected.

Marina Bay Financial Centre

Case confirmed on Feb 8.

Circular to tenants sent on Feb 9.

RQAM confirmed the location on Feb 11.

An employee at a tenant housed in Tower 1 was diagnosed with the virus. The employee had visited the tenant's premises for a short while on Jan 30, before being sent home as he/she felt unwell.

Raffles Quay Asset Management (RQAM) on Feb 11 confirmed that the affected tenant is in Tower 1.

The affected office space, lifts and the ground-floor common area have been deep cleaned and disinfected according to MOH guidelines.

Key tenants: Standard Chartered in Tower 1, and DBS in Tower 3.

There is also a possible local transmission cluster associated with the Life Church and Missions in Paya Lebar. Five people linked to the church have been infected, as at Feb 9.

Another cluster is linked to health products shop Yong Thai Hang on Cavan Road, which a tour group from Guangxi visited on Jan 23. Nine people have come in contact with those infected at the store, as at Feb 9.
