the cck near lot 1,i saw alot pple sia...

 

actually these are those wif $ and waiting for good chance n price..

 

 

like my friend bought a hdb at queenstown for 300k+...now 500k+ in less than 5 years...ROI damn fast..

 

buy in when no pple buying or fear to commit..for my view..is good la..

 

So now can be considered "no pple buying"? I doubt so .... maybe those high end ones only

How accurate are artist impression to actual construction? Can sue developer based on discrepancies between artist impressions and actual?

 

BTW, I will be wary of small units with balcony. The space will be better use if enclosed. If not, then can only use to dry clothes. [:p]

Actually if you value open spaces and good facilities, can also consider Regent Grove in Yew Tee....

 

I am also considering that now. Cross the road is the MRT Station and a mini-mall. The facilities looks ok and seemed to be under utilize (unlike The Warren which is always packed). The security guard is super on the ball..(which is bad for visitors but great for residents!) [thumbsup]

 

 

 

Regent Grove? that one only have MSCP .. and you know why? coz developer go into cost cutting during development and shelf the basement car parking..

 

They only have swimming pool if I'm not wrong.

 

Crossing the road is MRT but having MRT screehing pass you every 5-10mins is not something you enjoy.. esp when our world class transport get older..

Mi Casa also offer MSCP but there are some parking lots at ground level at each block.

Those who always come home early may get their preferred parking lot at their block.

Those who always come home late will have to park at the MSCP and walk to their block like HDB [lipsrsealed]

Tsk tsk, doesn't justify the high psf they are asking at all. I hate MSCP, mainly for the extra walk needed.

I share your sentiments because i am seriously looking for a place (not just see see look look type) but seems like the asking price is still not that realistic and worst still, banks are a lot more conservative in their valuation nowadys but yet the sellers are not willing to adjust their price lower...

 

I even met a seller for a recently TOP development and he said that he can send me the floor plan and all but if I want to view the actual unit, I must commit to buy already (ie. place my downpayment). [hur]

 

 

if that is the case, then maybe you can get agent to view other units in the same stack, then if you are keen, view the owner's unit.. but to pay deposit just to view, ask him to fly kite unless that his unit got gold inside..

getting a unit near MRT is a bonus point....... got higher resale value in the future.

 

so long as your unit is facing the other side, away from the track and station, you wont hear anything.

The 2 condo behind like windermere and quintet is much better.. althought some said it's near the rail track but then, train don't run every few mins.. facing and facilities are better..

 

Yew Tew Residence is a mix development, while one can wear their PJ to go shopping below but then, looking at all mix development, the chances of run down is very high..

frankly, one of the reason why one want to move to condo is for convenient.. but to have MSCP, wah lao, what is the diff compared to HDB..

 

then for Condo people to move to landed is to have their own parking..

 

(that is from a car owner's perspective, other opinions will come in as well)

depends.. if I buy a house to sell, i would heck care all the noise or facing.. can buy cheap and sell high is more than enough..

 

but if i'm buying a home, then i will need to consider all factors..including whether any land beside will have construction anot. If it's condo what are the facilities.. then regent grove got plenty of shortfall. Whether near MRT anot is a selling point, it's subjective

 

I don't understand why people can endure all the construction while waiting for facilities to build up, then sell off to cream off the profit. maybe people are so despo to make a killing.

 

maybe i'm feeling elite today. ask me another day when i feel like a lesser mortal and I might agree with you. [laugh]

Quintet is EC and also have MSCP, but luckily for guests only. Unluckily, it is not sheltered to every block from the MSCP, so good luck to your guests when it rains. Many units use the balcony for clothes drying. Else, i thought the renovation materials used within are quite decent.

I think regent grove are not fully sheltered as well.

 

as for balcony, which condo don't do that?

 

anyway, since it's EC, no need to talk since no one can sell till 5 years is up..

Most of the condos do not allow hanging in balcony. It spoils the image.
