bro in 2 year time you will find it cheap, include the material cost on the coming project and the inflation 750psf now is reasonable, once the en bloc project kick in at higher price due to higher purchase price and material cost plus labour it will pull all prices up across the board.

just visited the showroom. here's what i found.

 

lowest $900k for level 2, 3 bedrm.

Every level add $3k

therefore range of 3 bedrm range from $900k to $1mil

 

4 bedrm starts at $1.3mil

 

But looking at the site, it is surrounded by HDB flats, and is quite far away from the MRT. plus the small road leading to the MRT...suspect always traffic jam. Will be worse if add another 616 households with cars...

You are observant on the traffic to the MRT, morning already quite jam at present. There's no way the road can expand unless another tier on top! Distance to MRT is relative, on hindsight is blessing cos the area aroubd J8 seem crowded esp during weekend not forgetting with the upcoming Circle Line Bishan Station and a(I suppose)new shopping hub.

They gonna have a new road, Bishan St 25? The highlight here(this area) is a certain clinic where ladies would queue up 7-early-8-early to see the doctor - the fat ladies want to be slim, the slim ladies want to be slimmer.

 

Standing infront of the clinic can be quite a treat.

Is this a good buy? heard the units going at $750psf, and smallest unit is 3 bedder only?

 

Went there today, a lot of people!!

 

Who says property market is down?

 

Out of the 4 blocks offered, 2 blocks already fully sold.

 

I think the main draw is that it is quite high (39 storey) and the finishing given is not too bad. But it's not too near to the MRT and that road in front is always quite jam. And it's only 99 years.

 

Maintenance is $165 for 3-bedroom.

 

To me, the development is too big. 616 units!!! Can you imagine the noise generated by kids during weekends? Most buyers I think are HDB families upgraders since this condo is smacked between all the HDB houses. Those couples looking for privacy better avoid this condo far far. They don't even have 2-bedrooms so that tells a lot the group of people they are trying to target. And when all these HDB families bring their relatives over during weekend, you will have one hell of a commotion in the pools and the gym. Expect rowdy kind of neighbours.

you could be right, but i'll wait.

 

in 2005 when i bot a freehold in D9, it was $880psf, many of my friends also say expensive......

 

seriously, i'll prefer to buy another freehold landed and rebuild, final cost still less than $950psf
