Bro, nowadays unit sizes are getting smaller. So what if 1 bedroom unit is "mickey mouse" ? You not gonna live in it right? Your tenant is. As long as you collect rental, why care about its size?

I think these guys want to have their cake and eat it too. He probably sold his flat for high COV and waiting to buy new from govt. It's just a matter of how you look at it. But the govt themselves aren't angels too, by pegging hdb to market pricing which led to greedy sellers

my point is exactly that. it's not attractive to live in and in an untested rental segment. to buy for rental, the yield has to make sense and not simply juz someone paying the rent. plus, the yields may not be that attractive given the higher psf outlay.

 

and the buyers of these mickey mouse units are usually 1st time, marginal investors wif prob little cash or holding power. that may spark a price war juz to get tenants. and we know how low budget tenants could affect the desirability of a devt in the long run.

Went to queue for Greenleaf at Tampines but did not get [furious] , went for the sim lian launch of Central8 and too expensive!

Based on my combined income, the $750k 5 bedroom unit, I have to fork out almost $2k in monthly installments and have to take out $100k+ in cash :wacko:

 

Upcoming BTOs are in non mature estates and I'm kinda a east person. Just have to wait I guess...

Pasir Ris slated for a BTO near MRT station but not launched yet. There is also a DBSS slated for launch later this year just beside Whitesands :wub: could be the last DBSS!

Heard more land is going up soon in Tamp, can't wait. Behind central8 there are still large plots of land, hopefully I can wait for the day to come...

BTO queue is horrible n comparable to striking a TOTO, especially the balance flat.

With 8000k income ruling still on for HDB loan, bank loan is just a time bomb to long term loan.

DBSS 500-600psf with prospect of selling at higher price is slim.

EC 700-800psf unless its good location, those toilet design is [rolleyes]

With HDB ruling 5 years then can sell upon collection of keys, n that translate to 8 years in total with TOP by 3 years.

As a 2nd timer, private is still better choice of all, Whereas Private can sell within 5 years after signing of S&P as of current levy ruling!

Went for the DBSS launch at Bedok Reservior Yesterday (Belvia).

Not impressive at all but the turnout was super :blink:

Guess by now it should be a few times oversubscribed liao...

Btw just curious would a parking warden visit a normal HDB MSCP more often than DBSS MSCP ?

 

Haha bro I don't think that matters, HDB or DBSS, both managed by town council. I suppose the frequency should be about the same.

whats so nice w belvia? its a DBSS cramped on a small piece of land surrounded by old HDB flats. not forgetting if one day, the tiny green flies swarming the area may come back again. lol...good luck to those new waterfront condos along the reservoir.
