Yes, Punggol end, right at the end of Punggol Road.

 

It is not near Marina Club. It is after the club.

 

There got a mixture of parking, got open car park (put coupon), got ERP car park...

 

This place after punggol marina? Super ulu le! Even going to the punggol marina i find ulu liao.

Not much attractions or offices near punggol

 

Investor won't build hotel in residential town.

This can be arrange la, they turn punggol into another small CBD or orchard road, then they can plan to build hotel liao. Furthermore in terms of distance wise, punggol is nearer to airport than jurong east.

U r wrong liao

 

They already build small cbd in changi business district and have a few hotels liao. Don't think they build one in punggol. Tampines have one small cbd already. What i see in future in punggol is hdb complexes, sports recreation, one or two malls and one to two local attractions. They wont transform punggol into jurong east or changi business district or buona vista. Moreover u know who are the majority there hehe

Actually Punggol Marina is more ulu.... cos its deep inside, and far from the main road. No public bus goes in there. And the road going in is very very quiet and hardly anybody.

 

But Punggol Settlement is near the main road, and during weekends the surrounding can be quite busy with people. Public bus stop also nearby.

Lol, forgotten about the changi business park at s'pore expo there. Indeed there is a hotel at that area. The area quite similar to the jurong east cbd. So no need for them to create another cbd in punggol. [:p]

I was always told that the F & B business is the toughest among any business. Yet I still see restaurants opening left right and centre. These people are not stupid and I am sure they have a choice. Why then do they go into it and suffer huge loses?

There's a big car park behind the Settlement, ERP gantry parking.

Car park is too small for weekend.

Many people who are not staying at this side of the island still think Punngol and Sengkang are ulu place. You will be surprise it is very crowded now. Just look at the crowd at the waterway and punngol in weekend.

Yalor.. My preferred serenity gone just in less than 4yrs after I moved in... Can't imagine how damn farking crowded and jammed up when it reaches 80-90% occupancy.. Don't forget little dragon said they have plan to pack up punggol with twice the population of amk... Wtf..

i only been there once in early morning, send my boy to the pungol park for cross country at 7am+, trying to get to the expressway took 20min [sweatdrop][sweatdrop]

Lucky you, it must have been heavy traffic. Imagine when there are traffic incidents.

 

And Punggol Park is not in Punggol fyi.

It's quite near to KPE, only from the opp direction of SK & Punggol

And for you, i live in Punggol.

 

I know what are in Punggol, Sengkang and Hougang.

And you meant you do not know Punggol park is near to KPE, enter by Buangkok East Drive

 

Which is also used by motorist from Punggol in the morning to enter KPE.

He was talking about the traffic condition so he was not wrong to say that it took him 20mins from Punggol Park.

 

That whole area only have KPE and TPE, thus no matter from what direction it's definitely going to be heavy traffic.

Blackvy was talking about Punggol and you quoted him and made a point about Sengkang. 2 different areas entirely. Well done.
