How to solve high hdb prices?

HDBs are for staying not for making money out of it.

 

The fact that HDBs prices are so high is cause by the Cash Over Valuation(COV).

 

So if the owner ask for $50k COV, the next flat he/she buys, must pay out the COV taken.

 

If the COV for the next flat is $5k, the balance $45k must pay vomit out, either to some charity foundation or contribute to nation building.

 

Cannot say just scrap the COV, if so how to decide so to sell, of course will sell to the highest buyer.

 

So an elderly couple, can get some $$$ after selling their HDB and pocket some COV for their retirement.

 

But for those intending to get another HDB, they won't dare to ask for too much.

 

For those intending to leave Singapore, even they ask for very high COV, let them lor, considering they are the minority, if too much, people also won't buy from them.

 

So any comments?

Cash Over Valuation = Valuation is too conservative?

 

Anyway, it is market forces at work. Even without COV, the market will adjust itself.

IF there is no COV. dont think house will move much. then create another problem call no resales house to buy. [laugh]

your solution for lower down e price seems make things more messy...

 

if ppl need to surrender all e cov earn from previous sales, why still choose the highest?

 

so when to keep the cov when to vomit out ??? how to determine?

so how to choose buyer since all buyers offer same COV? under table kopi money? [;)]

 

lol. the cap is there.

 

BUT the seller dont decide.

 

who ever offer the highest COV gets the house lor.

 

i buyer A i offer 20k for 4 rm flat

 

buyer B offers 30k. im sure they will sell to the 30k person

If TS owns a flat and wants to sell it, I can bet he won't be saying all this crap.

 

To TS: be careful of what you wish for.

 

In other words, money makes the world go round. ^_^

Erm no offense to would be hdb buyers... But to pay half mil or close to 1 mil for public housing is crazy.... I rather stay with my parents & squeeze inside a small room... The winner is neither the hdb buyer or seller but HDB itself.. Rent you a flat & made you pay few hundred grand for a rental agreement right... This scheme is simply uniquely singapore

The main thing is our HDB is pegged with the private market, no one will buy HDB if it is price the same or lower than the privates....

 

Who else are pushing up the price of the privates? Mainly foreigners of course... so to control the HDB and all housing prices, first got to tackle on the privates first.

If hdb can be less profit oriented n prices their flats flat at cost of construction... Do u think there will be a limitation to price increase?

to reduce the property price gradually is not easy. But to crash it, simple, increase the interest rate from the currect 2% to 10%... confirm the whole property market will collapes...
