What the fark. Last weekend I went to see a unit at costa rhu. F fSeller want to sell at $1100 per sq feet. I told him to fark off. I offered him $900 psf and he dare refused.

The govt too lenient. Should increase stamp duty to 20% so that sellers will buckle under pressure and allow the resale prices to come down quickly. Can t afford to wait for 1 or 2 more years for prices to come down.

depend whether owner got marnie to hold or not. for developers, they say no problem:

Willing buyer willing seller, what for fark him? If you think unreasonable walk out and find something you think is reasonable, you asking for about 20% less, if I was seller I will also politely decline. Usually people state upfront what price they expect, so in fact he should fark you for wasting his time.

If you cannot afford to wait, then pay high price, that's the economics of supply and demand right?

But when you wack in your Mustank your hit harder than mine... [laugh]

True right? Fark here fark there, just like sometimes I sell my stuff like watches, I just sian so I sell, not desperate, but people will try to waste my time lowball, ask what is the lowest price. If I am kind enough to reply I will tell them refer to the forum which I posted on, it's not exactly fire sales leh. If I need to do fire sales I rather fire sale to people I know, at least they can benefit from the low price.

Since when will leave to these type to see their super lowball offer, maybe in another year or few the price will come down for the Costa Rhu, if cannot wait then too bad lor....

But if you buy from a firm seller, at least you know he is not selling cause fengshui is bad and he lost big bucks or something... Cheap but got ghost how? [laugh]

Top genome researcher to quit

Nakamura, 59, will make the move in April next year. - The Yomiuri Shimbun/ANN

Tue, Dec 13, 2011

The Yomiuri Shimbun/Asia News Network

Tokyo University Prof. Yusuke Nakamura will step down as head of the office promoting medical innovation in the Cabinet Secretariat and move to the University of Chicago, it was learned Monday.

Nakamura, 59, will make the move in April next year.

Nakamura, a leading authority on genomic research, hopes to put new anticancer drugs to practical use in the United States.

His decision likely will cause controversy, as it means a leader of medical innovation in Japan has given up on research and development of medicine here.

The government office was launched in January at the prodding of then Chief Cabinet Secretary Yoshito Sengoku. It appointed Koichi Tanaka, 52, a Nobel laureate in chemistry, as one of its acting chiefs.

Sengoku hoped the office would lead efforts to strengthen the domestic medical industry's international competitiveness as a national strategy by eliminating barriers among ministries and agencies.

However, Sengoku stepped down shortly after the office was launched, and no top officials from the Economy, Trade and Industry Ministry or the Cabinet Office attended the third meeting the office held in October, although at least one of these officials had attended the previous meetings.

Nakamura said, "We couldn't draw a blueprint for Japan's future," after learning that ministries and other government offices made their budget requests individually in compiling supplementary budgets for this fiscal year and budget proposals for the next fiscal year.

As Japan's leading researcher in genomics, Nakamura played a central role in the International Human Genome Project.

He said he felt Japan was powerless in developing new drugs although he had made efforts to change the system. "It was my dream to deliver new drugs developed in Japan to Japanese people first. [As it was impossible here, I'd like to realize new drugs in the United States."

I went to australia to look at some downtown luxury apartments.

Maybe sell my FH D9 property and change for two FH luxury apts in Heart of city in Australia?

Or get a 6000sft bungalow near the marina which is 15mins drive from city centre?

Then rent out my landed house in Singapore and move over to Australia to relak. ?

Thanks for your advice, Gurus.

In addition to the recent rule changes that are biased against foreign-purchase of Singapore real estate, I think the Govt should really consider resticting property resale back to Singaporeans only. [wave]

This will be the single, most-damning, but yet super effective ruling to be introduced yet - to prevent foreign speculation of Singapore properties.

This rule has been effectively enforced in countries like Australia for many years.

Re-selling property back to locals can be quite difficult ... especially after the bubble has burst, or during a recession.

Even in a bull market, not all locals may be prepared to pay a foreigner's resale asking price!
