Probably true that reading human sentiments is the greatest asset in this trade. In the height of excitement, everything else goes out the window. Its all about emotions. For our knowledge, our housing agents for private homes are doing the same things. For those new launches, these agents have the priority to buy first at special prices. Then they will sell it to you, when they officially launch the units. Unknowingly, you are buying from the agent, not from the developer. So they will shout to the public "buy buy buy". "95% or 97% sold out" and all the crap. In reality, the 95% sold out is the agents bought the units and waiting to resell to the public. Its a dirty trick in the real estate.
