same here.... how to deal with agents

 

I have lodged complaints to CEA before. But also useless because it's words against words. That A$$hole.

one of the best stories I have:

 

property agent X called me to sell a property (about $2.5mil) ... I gave him all the details etc, address, rental. he went down and did a viewing with the buyer.

 

2 weeks later, called me with an offer (close enough to asking), boss accepted. so I started the paperwork ... he brought the cheque etc, option all filled out with the property details (address, I attached a copy of the tenancy agreement)

 

he gave me the cheque, i gave him the signed option. (this was a friday)

 

saturday morning, got woken out of bed by the agent at 7am. called me frantically not to bank in cheque as he claims he showed the wrong building. he claimed he showed another bldg (which i thought was not possible .. the unit I had was in the basement, he claimed he went to building XX and showed a different unit in the basement ... but that building had no basement .. ><)

 

had to rush to call my boss and the agent came down on monday to beg us not to bank in. my boss relented .. and return the cheque .. but only after the agent agreed to sign an affidavit regarding the entire story (which is not plausible la ...) but he signed the affidavit ... so we will always have his stupidity in writing ...

 

later on i found out the agent was very close to the buyer and i think the buyer got cold feet at the last min ... but my boss told me to forget about it ...

 

moral of the story? property is worth 4mil today. so i guess everything happens for a reason ... :D

 

funny thing is .. I've literally noticed that the same agency this guy was from ... quite a few of the agents are bozos. (i had to sit down with one of their agents to explain how an option works ... and this person claimed to be an agent for more than 10 yrs ...) most of my bad experiences are only with this 1 agency ...

in the long run, i've learnt to let things go. i really avoid complaining since it's their rice bowl, unless they really go overboard and insult me a few times. i've seen how the comm can really make a difference to some of them lah, and its my job to ensure deals get closed ... so close on eye lo.

 

and coffee? anytime lah.

I agree with you bro! Of course, unless that bugger has clearly misrepresented himself big time or something along that line. Live & let live... It makes our life easlier too! [:)]

yeah this particular a$$hole was insulting and lying with his eyes wide open. I called his bluff and he really kena malu-ed big time. after that still chut pattern so I gave the business to another agent. Not forgetting an email to CEA.

 

I also noticed a lot of the agents I've had issues with came from HXX. yours too?

btw, i tink u shouldn't sell yet. the upcoming launches in the area lagi expensive.

 

 

haha...i know lah....that is why i no bother...and that is the reason why they want to make a quick buck.

yeah this particular a$$hole was insulting and lying with his eyes wide open. I called his bluff and he really kena malu-ed big time. after that still chut pattern so I gave the business to another agent. Not forgetting an email to CEA.

mine is EXX .. lol ..

 

so i guess its not just contained to one specific company ...

good mature area. to be frank, one thing i realized is, if you have holding power .. dont waste time selling, unless you want to use the money to "upgrade" your portfolio.

 

even if the market is cyclical, if you can tahan the ups and downs, then dont bother selling also .. just full pay for that one, then leverage 50% to buy a similar property and let both rents take care of the portfolio ...

 

(well, thats my plan once i can buy my first investment property lah .. haha)

never ever give exclusive. agents become lazy that way and wait for the "co-broke" syndrome.

 

if the agent has someone interested, they will contact you. just advertise in ST classifieds every weekend if yours is a residential property and let the agents call you. but even if you've known the agent for a long time, in my experience, exclusives never yield good results ... agents can (not saying all, ah) get greedy, refuse to cok-broke, have petty squabbles, fight over comm etc. its a nightmare!

From my exp, exclusive is better unless still cant sell aft the ex period. Cos too many agent selling then buyers can choose n mark down price.

 

I dun tink agent can refuse to co broke as these days its very strict. Anyway, if dun wan exclusive, give to a few but not too many. U dun wana overexpose yr property.

Remember the time gahment made them take written exam in order to be agent? Many of them cannot pass. Even ch8 did a show on interviewing those who didn't pass. From then on I look at them differently.

Smtn to consider is landed. The increases for the past few years esp landed is scary n we are not gonna get more landed.
