thanks for confirming. I think the original member who used the term of sub prime was refering to the phenomenon where devaluation of the asset occurs resulting in an outstanding difference between the static value of the loan quantum which may subsequently trigger a margin call in very drastic scenarios. I think he may have misused the term.

 

yeah, the correct term is "negative equity": outstanding loan > current asset market value

 

the size of the 3bedder is ridiculously smaller than a squash court,

and that is inclusive of non-livable spaces like the 2 balconies and A/C ledge...

Nowadays smartwindow is popular to cover up the balcony.

DBSS buyer mostly like the idea of all in one loan+reno w/o facilities, now the reported buyer wanna back off!

Seriously, does these buyers really do their home work before committed to purcahse a 650psf DBSS?

Living area can be smaller as stated, with such high price it doesn't justify with the location as it is not very near to MRT.

This high price was driven up by eg. Punggol EC/PC as Clementi which is nearer to city can't priced lower.

BTO is still a better choice but not for 2nd timer.

If used in condos, will MC object?

actually if it were possible, i rather choose to buy resale flats with simplistic, clean exteriors as compared to the supposedly "aesthetically pleasing" exterior-wise, newer flats. The way they design the aircon ledges, bamboo ledges and whatever kotek ledges makes the unit seem like a shrivelled date. And not to mention the dirty tactic of including such unliveable areas into the GFA for computation of $psf which artificially deflates the 4psf. <_<

 

If you do actual site measurements, it is always smaller than the claimed GFA. Every unit eat a bit, they already make a lot liao.

 

That is on top of the unliveable areas that you mentioned.

actually my friend recently got his key for his Dawson house. he tried to see how much the cost will be if he do it everything that is inside a DBSS. guess what?? the total price will be almost the same as getting a DBSS [laugh]

It is like Prata with Seng Choon 55g egg with Vitamin E & you paid $2 for it.

 

Later, then you discover that your friend paid $1.50 for Prata with Brand X 40g egg.

 

Both taste the same but you paid more. Then you go KNNBCCB! [:p]

cannot be. if he gets a BTO which shoould be say 100-150k cheaper than DBSS, at most reno cost 60k for very gd reno

looks wise maybe the same, quality wise? if you engage your own ID and QC frequently, won't you have at least functionally sound fittings? At least from the horror stories i heard from DBSS units that had basic problems which cannot be overlooked e.g. doors that are not aligned properly in their wooden door frames among other brauhaha issues. Also, the fittings used by the private developer contractor, are they necessarily of good quality in first place?

 

I used to give tuition to a fella who resides in an unit at Tampines Premiere and i dislike the internal window ledge alot. Jiak alot of space man. As if there was alot to play around in the first place. [rolleyes]

he was comparing to DBSS during the time he bought his BTO which was like years back?? not the current price.
