There's nothing much in the north already. Don't be picky.

 

Seletar Mall is small but to fulfill neighbourhood requirements, good enough la.

 

AMK Hub I would say is one of the best and biggest in the North already. Also can shop outside in AMK central area.

 

 

Sorry. All these three malls are sad imo.

Yap, it's packed like crazy but that's to be expected cos Compass Point has ceased operations. Think it will be good biz for at least 6 more months.........

 

No pub like brozeit though........ I will stick to Obar for the live music and cheap beer.

went back home to settle some stuff in the late afternoon, had to pump petrol at SPC along Punggol Rd, so drove past Watertown.

4.30pm-ish, only left 47 lots? Singaporeans all so free ah...

 

Finish pumping...petrol. Drove past WT again. This time have to turn right at junction outside WT. Basket! Only got 1 right turn lane... plus...

U TURN lane also! PUI chao nua loh... 7 cars in front of me and it's only 5pm?!

 

True enough, only big lorry and me made right turn, the rest all keblakang boseng.

 

Point of post: Rant. Plus, next time everyone move in liao... must wait how long then can go home? Can forsee many bottlenecks and mini jams around that area once it is developed as an "integrated lifestyle hub".

One from the direction where you made the u-turn

One from Punggol Marina / Seletar Aviation Park

Good, hopefully this means few thousand less people going down to town on weekends.

After all the big heartlander malls opened, seems like there is indeed lesser people in town area?!

Depending on the area they stay and where they exit the expressway (actually only got 2, Punggol Rd exit or Punggol Walk exit).

 

Punggol Topaz would not be affected much, being at the front of all the bottle necks. The 2 Waterway Terraces each have around 2,400 units per estate, if 1/3 of them drives, that's 800 cars per estate. If another 1/3 of them goes to work and goes home at the same time, that's 267 (rounded up) cars taking that right turn from Punggol Walk exit. Discounting ParcVista, Watertown and other estates within 2km of each other. We can definitely see ERP gantries coming up soon.

not surprise if 30% was taken up by the retailers/contractors working and setting up the store.

Punggol is already a nightmare now with that horrible Punggol Rd TPE exit clogging up the TPE all the way back to Tampines Link during evening rush hour.

 

Wait for a few more years for the remaining Punggol BTO projects to be completed and taken up and it will be Nightmare on Punggol soon.

That is quite true.

 

AMK Hub is ok. 

Northpoint is probably a better mall but has lesser family resturants i want to eat in.

 

Nex is a bit too far to go to.

i usually go to the robinson sale once or twice a year, after they closed down the centre point outlet, i hardly go liao. The new one at Heeren too atas, rather go to the the one at JEM   [laugh]

I forgot about NEX.

 

But having said that, I have never been there since it opened.

 

And I probably won't miss it. Afterall, most of the tenants can be located elsewhere in other malls nearer to me.

In the evenings if coming down from Seletar North Link / Punggol Way, best to take Sumang Link / Sentul Cres.

 

Avoid Punggol Walk / Punggol Central if and when possible.

 

Since start of week, Punggol Central machiam choke point, kill zone.

 

So many zerg queuing even carpark is FULL :a-bang:
