Funan IT Mall close for 3 yrs

all turned into retail stores... this slowdown is good coz it forces mall operators to do actual work to figure out how to revive orchard rd as opposed to just collecting rental.

 

I was involved in a small FNB biz a few yrs ago n i can tell u mall landlords here in general are a bunch of snobby wankers who look down on u unless got connection or established biz, tats y i have no pity for them now

 

I've heard a lot about how rentals are sky high. Care to share what they were looking for?

 

But again, my take is that if there is no demand, how can they expect so high rentals?

I heard a push kart in Suntec will cost $5k a month to rent some yrs back.  Now, i assume it could be 7.5k.

think the only thing that singaporeans confirm spend on is eating out. It's just too convenient.

But not the high end or quirky restaurants.

 

Mostly it's the family restaurants actually enjoy a roaring business.

 

Look at DTF, swensens.

 

I have never eaten at DTF before and eat Swensens once a year only(always at Thomson Plaza outlet only).

 

But I do patronise Crystal Jade. [grin]

I don't understand. Why do they need an excuse? The whole mall is closing down - isn't that excuse enough?

 

 

Loved this when I was a kid. What happened to it ah?

 

Are there any such places now?

Adventure cove and sea aquarium lor [laugh]

My kids love adventure cove

I hate swensens - find the food there not very nice and their ice-cream pales in comparison to haagen dazs.

 

DTF - I've eaten there twice I think? Don't find the food fantastic but maybe most people are there for the toothpicks? Anyway, I've decided not to patronize them anymore after the soyabean saga.

 

Crystal Jade - This, I actually love for some reason but I seldom get to go there anymore as my wife prefers the crystal jade xiao long bao outlets which I hate because I have nothing to eat there.

 

I actually prefer hawker food or having something from a neighborhood coffeeshop (even if it is far from my house)

I'm a kar kia.

 

I seldom eat hawker food outside nowadays. Simply cos' the kids are young. eat out need high chair. Also sometimes mealtimes can be up to 1.5 hours. So family restaurants are more comfortable.

 

Swensen's food is average but the ice cream sundaes are nice. I usually eat weekday lunch 1 free dessert for one main course. So it's much cheaper.

Lol i'm opposite. I always eat la mian XLB. Never eat the actual CJ. 

Anyway the vivocity and the taka CJ LMXLB ones are the better ones. The other stores not so good.

 

DTF is more expensive. I eat there once a while.

precisely...  a market that survives mainly on rental will eventually collapse one day

eg. orchard rd is easily double or more compared to mass mkt area, plus they'll screen u n talk some cock abt retail mix n decide if u fit in, not if they fit u... its all about them, not you, so if they make less $ or fail, i dont give a F

I love hawker food; especially those old estates where quality is still there.

it's just a business relationship.

What i find very unfair is them pegging rental to your turnover once u cross a threshold.

if u ever do your own biz & relationship is only 1 way, it wont last i can tell u that. both sides need to give way to make it work.

yup. The mall holds much more power in the relationship, and they do behave like asses at times.

 

best landlord is HDB.

there are quite a few good landlords maybe 15 years ago, until these properties were sold to bigger owners.

 

One good landlord whose malls are still keeping the old tenants is Great World city, i was surprise to see 80%-90% of the tenants still around after more than 3 years (or in fact most tenants were there since 10 years ago). The other mall under them is Tanglin.

think worst is Upper Serangoon SC
