FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 most PRs who own HDB flats live in them. only those who have moved on to other countries but still holding their PRs will rent out their HDBs. this is a small move in policy that will not affect prices much. BUT score big politically.
FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 Well I'm going to be a contrary voice a) What will happen to tenancy contracts? A lot that I know about are two years - this won't be possible under the new rules b) Citizens are allowed to rent flats indefinitely, but PR are not? Doesn't seem quite right - HDB is supposed to be a home, full stop - not an investment. So in my mind would be better if rules were enforced so that it is a home. c) HDB is something like 80% of the market - rather than implementing these sorts of rules, my preference would be such that HDB really and truly becomes subsidised for those that need a leg up. Anyway - HDB is not subsidised, the govt still makes a profit from every HDB flat sold d) There is a built in mechanism for PR to "expire" after 5 years if you are not working and contributing to Singapore, so I am doubtful if more needs to be done on that front With the measures that are being introduced, it is becoming more and more like acquiring Permanent Residency is a "not really permanent residency" measure, but more of an upgraded workpermit. More specifically than individual measures this doesn't feel "right" as an overall policy. If you don't want the person here permanently, then don't grant residency in the first place. If you only want the person here short term, then create a class of workpermit that addresses this - rather than taking more and more away from those that have permanent residency. After all, the overall policy of permanent residency is as someone who is working towards / eligible for / of a quality to be a citizen - NOT someone who is just here to do a job and then zao. In the interests of full disclosure a) this policy change will NOT affect me b) we are looking at buying a second investment property - if we do this the Condo will be rented and we will continue to live in our HDB sgporeans have the BIRTH RIGHT to own a 2nd ppty for passive income, and choose which one they want to stay in. FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 Actually, the vision of hdb is more than just tangible asset. It's part of singapore welfare system and allow singaporean to rent out their flat is part of the whole idea of hdb. And it was meant to provide retirement income to singaporean. So KBW is working towards the same vision as our early generals. absolutely true. the only pple who say that hdb must only be for self-stay, even for citizens, are either: 1) cannot afford the 2nd ppty - sour grapes 2) not good at financial planning (ie: dunno what is call passive income) with all due respects bros here who advocate hdb must only be for self-stay - please raise your hand and say why, if u dun already belong to the above 2 groups. :)
FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 What's wrong, is taking subsidised, public housing and then renting it out while you can go and live somewhere else. Whether it be PR, Citizen or Marvin the Martian - this shouldn't be allowed. above statement is correct but i would like to point out that public housing in singapore is hardly "subsidised" housing. i think we all agree HDB, even the new ones, are overpriced. FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 Well said. The flip side is that while the western world is borrowing money to be paid back in the future to fund existing welfare schemes, Singapore is doing the same thing with the HDB asset "growth" philosophy - leaving future generations to pay for overpriced housing as a way to solve the welfare needs of today. This is still a Ponzi scheme and which will require more and more "members" to keep the system afloat, which is why we need truckloads of new citizens (and PR), and why the low birthrate is a serious problem, and the coming silver tsunami must be stopped at all costs - rising numbers of retirees resulting in "members" cashing out will topple the Ponzi scheme.... so retirement age will have to be postponed indefinitely. FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 This is something quite puzzling... Seems like majority of the Singaporean here prefer the new immigrants to become citizen and potentially mess up their political arena than keeping them as PR who has no voting rights. not quite. it is now very difficult to convert fr PR to citizen. i know.. my PR colleagues have tried very hard, and failed
FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 ST "The spokesman added that the Housing Board had started compulsory acquisition of flats owned by 18 people for blatantly infringing subletting rules in 2011, after conducting 7,000 flat inspections and taking action against 56 flat owners." I really wonder what is everybody so happy about. What is the penalty? What is extenuating reasons? How strong is enforcement? Can we as neighbours complain and let HDB know if we suspect illegal subletting? All not clarified. Devil in the details. They only take back about 18 flats a year lah. In all likelihood - we are still going see business as usual for all the leeches. for those 18, it is painful. very. and for those who are doing it and don't get caught, they can't sleep at night. and in all likelihood, most are doing it because they have already been approved by HDB anyway. FocusWagon 1st Gear July 15, 2012 Share July 15, 2012 Maybe more Malaysian PRs will finally turn Singaporean after all of this. Other countries i don't really care. But i'm sure we all know some malaysian PRs. Maybe tough for those malaysian chinese who live here for 10-20 yrs but won't give up their citizenship as non-malaysian citizen can't hold malaysian property. not many. most of them have pptys back home. dun forget that msians working here for some time are generally rich enuff to buy something back home, be it for their parents or whatever. Wt_know Hypersonic July 15, 2012 Share July 15, 2012 (edited) i know but my question is demand vs supply thousands and thousands of units pushed into the market how big is the market ... how many local buyers are still active in the market since overseas buyer kena 10% ABSD and heavy tax (if sold in < 4 years) and LTV 60% if still have outstanding home mortgage Because of people have this mindset, if don't buy early, few years down the road housing prices will be even more expensive??
